WSCP Acquires Hilldale Shopping Center in Madison, Wis.

MADISON, WIS.—Chestnut Hill, Mass.-based WS Capital Partners (WSCP), the institutional investment arm of WS Development, has completed the acquisition of Hilldale Shopping Center, a 474,000-sq.-ft. retail center located in Madison, Wis.

The center is anchored by Macy’s, Metcalfe’s Market, Sundance Cinemas and Target.

Located in close proximity to the University of Wisconsin-Madison, the property was identified by WSCP more than two years ago. It purchased the senior and junior non-performing loans on an all-cash basis in February, and successfully bid $52 million for both mortgages at a Sheriff’s sale in May.

“This was an ideal transaction for WSCP – a fundamentally solid property in a distressed situation,” said Gambhir Kaushek, WSCP managing director. “During the two years that we pursued this deal, WSCP applied its retail expertise, diligence and capital resources to secure and close the Hilldale transaction.

Totaling 474,000 sq. ft. of space, Hilldale Shopping Center includes such retailers as Anthropologie, The North Face and Title Nine and more.
