Chicago’s Clarius Partners Secures 102,000-Sq.-Ft. Lease with Playboy in Burbank

CHICAGO—Chicago-based Clarius Partners LLC has completed an office lease for Playboy Plus Entertainment, which has signed a 102,128-sq.-ft. office lease at 2300 Empire in Burbank, Calif. The property is a seven-story, 351,301-sq.-ft., LEED Gold-certified, Class A office development with a five-story parking structure on a 6.5-acre infill land site.

Developer Clarius Partners and investment partner Walton Street Capital were represented in the lease negotiations by Patrick Church and Anneke Greco of CBRE. Eric Olofson and Scott Menkus of Cushman & Wakefield Inc. represented Playboy Plus. This lease transaction brings the project to a leased status of 71 percent.

Playboy Plus Entertainment Inc. manages the radio, television and online branded assets of Playboy Enterprises Inc. The company is expected to take occupancy of the new space later this year and is currently underway on a customized build-out of the space.

Located within the Media Studios North/Burbank Airport sub-market within the Tri-City market, the property’s top two floors will be occupied by Playboy Plus Entertainment with this recent transaction.
