Morgan/Harbour Construction Selected for 400,000 Sq. Ft. of Work in Illinois

WOODRIDGE, ILL.—Woodridge, Ill.-based Morgan/Harbour Construction has won two separate construction builds in Illinois totaling more than 400,000 sq. ft. of space.

In Aurora, Liberty Property Trust has selected the firm for a 316,200-sq.-ft. build-out for a long-term tenant at 901 Bilter Road.

The property is a 607,752-sq.-ft., pre-cast multi-tenant facility, which was developed in 2005. Liberty Property Trust, the building owner, selected Morgan/Harbour to renovate its new location in Aurora within the Liberty Business Center.

Construction for the tenant will include the build-out of 5,000 sq. ft. of warehouse office, which includes a break room, six offices and a shipping office. In addition, construction of a 4,000-sq.-ft. design space and 20,000 sq. ft. office are planned, the latter of which includes a break room with vending, 20 offices, two conference rooms and a large open office area with cubicles.

In the 287,200 sq. ft. of distribution space, Morgan/Harbour will upgrade the existing lighting and dock levelers and also build out additional parking.

Ben Warriner, vice president of construction, is the project executive and John Becker is the project manager leading the construction team Architectural services will be provided by Kwasek Architects. Construction is scheduled for completion this summer.

In Libertyville, Morgan/Harbour has been tapped to complete an 84,000-sq.-ft. build-out for MBX Systems’ new headquarters and manufacturing facility.

MBX Systems, a manufacturer of custom-built server appliances for software companies, is relocating from Wauconda to meet the space.

Located at 1200 Technology Way, construction manager Cushman & Wakefield and MBX Systems selected Morgan/Harbour to complete the build-out, which includes improvements to a 27,000-sq.-ft. office space, a 20,000-sq.-ft. production area and 34,000-sq.-ft. warehouse. Construction will include a new break room, open work areas, private offices, a kitchen and multiple conference rooms.

Heitman Architects Inc. is providing the architectural services for the project, which is scheduled for completion in October 2012. Morgan/Harbour’s construction team includes Warriner, Project Manager Noah Warriner and Project Superintendent Steve Bulger.
