NAI Hanson Inks Lease with Champion

HACKENSACK—Champion Athletes has signed a 7,680-sq.-ft., long-term lease at 400 Swenson Drive in Kenilworth, says NAI James E. Hanson.

NAI Hanson Associates Russell J. Verducci and Stanley E. Wiklinksi completed the transaction on behalf of the building's landlord, Fairfield Products. With the deal complete, 400-450 Swenson Drive is now 100 percent leased. NAI Hanson, hired by Fairfield Products when the site was vacant, also brokered recent leases with Coastal Outdoor Advertising Inc., Apex Wrestling School and Blue Skii.

The space leased by Champion Athletes will be converted into recreational use for an athletics and conditioning school, and will include indoor turf, a rock-climbing wall, dance studio and weight-training facilities.

The 13,364-sq.-ft. 400 Swenson Drive is part of a mixed-used three-building complex that totals 17,664 sq. ft. and is located in an industrial pocket. The flex industrial building is situated on an .86-acre lot and offers 6,760 sq. ft. of newly renovated office space. The remainder of the space is industrial and boasts heavy floor loads and power. There are 12-ft. ceilings and three garage units with drive in doors and a 52-car parking lot.
