A year ago it seemed interest rates were finally on the rise as 10-year Treasuries crept above 5 percent and seemed destined to move even higher. Today the notes are actually priced less than they were at the same time last year. The favorable interest rate environment continues to hold and so does borrowers' seemingly insatiable thirst for capital.

To meet all that demand, lenders in search of market share trot out more and more creative types of financing. The latest popular product is 80 percent nonrecourse financing for unstabilized properties. Companies involved in repositioning troubled centers can't get enough of it, according to some lenders. And issuing that kind of debt means you get first crack at offering permanent financing once the property is stabilized.

Even the fiasco that hit the sub-prime residential mortgage market can't seem to slow lenders down. Most commercial real estate financing firms were not exposed to that sector (with a few notable exceptions including Fremont Investment & Loan, which is even now plotting its exit from the commercial real estate space.

Lenders emphasize, though, that there is not a big corollary between the residential and commercial real estate sectors. And there also is not a real equivalent to sub-prime lending when it comes to commercial real estate.

At worst, because the mortgage-backed security market has been impacted, CMBS has gotten a little bit more expensive in recent months in the realm of a 25 to 50 basis point shift in pricing.

It is in this robust context that Retail Traffic provides its annual list of the top retail real estate lenders. Like last year, many respondents did not provide figures on their direct lending and financial intermediary business. So we've listed all the respondents alphabetically. Our efforts were also aided by data provided by one of our sister publications National Real Estate Investor, which published its own lender ranking in its April issue.
