Kilroy Realty Buys Seattle’s Westlake Terry for $170M

Kilroy Realty Corp. bought Westlake Terry, a two-building, 320,399-sq.-ft. office property in Seattle, from a joint venture partnership between Vulcan and Group Health Cooperative for approximately $170 million.

The class-A building occupies a fully city block connecting South Lake Union with Seattle’s Central Business District. Office tenants at the fully leased property include Microsoft and Group Health. The building also houses retailers Flying Fish, Great NW Soup, Portage Bay Café, Chase Bank, Jimmy Johns, Rain Fitness and Starbucks.

Westlake Terry boasts a LEED Gold certification and an Energy Star for operating efficiency. It features covered parking, state-of-the-art building systems, highly efficient floor plants and access to public transportation.

Jones Lang LaSalle’s Ann Chamberlin, Lori Hill and Stuart Williams negotiated this transaction.

“This offering represents an exceptionally high-quality office asset in Seattle’s fastest growing neighborhood,” said Williams in a statement. “Westlake Terry is fully leased to a solid mix of tenants and is the primary Seattle location for Microsoft Corporation and corporate headquarters for Group Health.”
