PRESS RELEASE: Miami Airport Office Buildings Undergo Half-Million Dollar Renovation

MIAMI, FL – A half-million dollar renovation is in the works at 6555 NW 36 Street in Virginia Gardens as owner A3M Investment LLC prepares to bring the office building to the multi-tenant leasing market.

The 130,000 square-foot twin office building portfolio is being marketed by Nicole Messer, broker and firm principal at NM Commercial Realty, as 36 Center. 

“36 Center was a true value-added acquisition in the strong and promising airport west submarket,” said A3M Investment principal Alejandro Araujo.  “36 Center’s aggressive purchase price, strategic location to Miami’s growing and expanding infrastructure including Miami International Airport,  Port of Miami and the benefits of the deep dredge project, and the Port’s tunnel project, collectively made the Airport West submarket the most attractive submarket to invest in.”
The investment in refurbishing the lobbies and other common areas is underway and expected to be complete by the end of 2013. Renovations include new flooring for the common area hallways, completely updated common area bathrooms, parking lot to be freshly sealed and stripped, new signage throughout the building, brand new façade, elevator décor to be updated to building new standard, and updated energy efficient light fixtures.

“The quality of the interior finishes will make it a relevant building again,” said Messer.

The buildings are currently 50% occupied, leaving 65,000 square feet available for lease.
