2004 TOP CONTRACTORS

It's been a wacky year. Material shortages and breathtaking price hikes shocked builders, but construction is hanging in there as retailers continue to expand.

Store-building trails other types of construction. May was the best month so far in 2004 for nonresidential building, McGraw-Hill reports, up 11 percent over April — but retail construction dropped 2 percent in the same period.

Perhaps that's why the response to this year's survey was a bit disappointing. About thirteen fewer companies responded this year compared to last year. Some were reluctant to share their less-than-stellar numbers.

Residential construction, meanwhile, roared ahead, up 21 percent for the first five months of 2004 from the same period a year earlier. The silver lining is that this home growth should translate into more retail growth. All those new houses need furniture and fittings, so retailers still “have fairly ambitious expansion plans,” says Bernie Haddigan, managing director of Marcus & Millichap Real Estate Investment Brokerage Co.

Staying on budget and on schedule won't be easy, however. Steel, cement and wallboard are expensive and scarce because of rapid growth in Asia and the United States.

Bidding a job is tricky. As steel prices rise, general contractors must place orders up to eight weeks in advance — and then pay the going rate on delivery. Some reports have steel and prices doubling since January. More price hikes are expected.

Cement? Once you could get same-day delivery. With shortages in 23 states, however, the wait now is 10 days to 14 days — and you might not get all you want. So be ready for anything, including long waits. Says Carl Johnson, president of general contractor Near-Cal Corp. in Lake Elsinore, Calif.: “I don't know what you do without cement.”

Insurance premiums are up as well, offsetting what may have been underpricing during the bull market days of the 1990s, when carriers “could more than cover the difference with their investments,” says Michael Kennedy, general counsel with Associated General Contractors of America.

Some contractors are adapting, adding margins for price increases. Others “are just hoping that it's a one-time spurt and that some of the prices will reverse,” says Ken Simonson, chief economist with AGC. He predicts relatively little inflation, but continuing sporadic price spikes.
