GREENBERGFARROW

Maximizing returns on an adaptive reuse project is a delicate proposition, especially with Related Co.'s Kingsbridge Armory project in the Bronx, New York.

Built between 1912 and 1917, the Kingsbridge Armory was designed by the architecture firm of Pilcher and Tachau and is an outstanding example of military architecture featuring Romanesque arches, vaulted ceilings, decorative brick and terra cotta and large battlement towers. It contains 575,000 square feet of space, the heart of which is a drill floor measuring 180,000 square feet — more than an entire city block.

Located in a commanding position at the juncture of a key residential and commercial district, this iconic landmark has been unused and neglected for a number of years. Repositioning it into a world-class retail and entertainment complex, the Shops at the Armory will be a vibrant urban hub that will expand the energy and vitality of the local area while serving as a retail and entertainment destination for visitors throughout the city.

The design goal is to create a balance between the historic structure and the reprogrammed interior through subtle and tasteful juxtaposition. Realizing that the significance of the building and its sense of place are largely defined by the impressive shell and interior support structure, the new development's vision is to become a building within a building.

Frequently called upon by the nation's top developers, GreenbergFarrow expertly adapts existing and underutilized buildings into successful retail and mixed-use destinations. By offering architecture, planning, engineering and development services through a unique delivery system, Collective Design Intelligence, GreenbergFarrow's diverse resources balance design vision with functionality responsive to a project's bottom line.

In addition to working on this large-scale project, GreenbergFarrow has numerous other major mixed-use and retail projects under construction including East River Plaza, Rego Park and Gateway Center at Bronx Terminal Market, all in New York City.
