Moultrup heads Staubach's new international division Patrick Moultrup, most recently president of The Commercial Network, has joined The Staubach Co. to head its new international division, which is based in Cupertino, Calif. Well-suited to head the unit, Moultrup has more than 20 years of experience in corporate real estate with companies like Sun Microsystems and IBM, where he developed more than 3 million sq. ft. of international offices in 18 countries. NREI asked the enthusiastic president about his careerchange.

NREI: Is there a different mindset going from a network to an organization like Staubach?

Moultrup: They're very different mindsets. Networks are limited in what they can do for companies. You've got all these different entities, all owned by different people, trying to have a similar agenda ... while their heart is behind the entity, they're all worried about their own businesses first and foremost. But in an organization like Roger's, everybody is putting all their energy behind one arrowhead. It really makes a difference, and there's a much deeper sense of responsibility.

NREI: If you were part of a network you would have members overseas you could go to. Are you going to be starting from scratch and building alliances?

Moultrup: What we're going to do with Staubach is we are going to align ourselves with whoever is the best of class in that city. Myself and my partners have done almost 600 transactions internationally over the last eight years. You can imagine, whether you're in Latin America and you're doing your 30th transaction in Mexico or, like me, I've been to Tokyo probably 150 times over the past five years, after awhile you pretty much know who you can trust because you build really deep relationships. Internationally, relationships are king.

NREI: This sounds like something you've wanted to do for quite a while...

Moultrup: I always thought that there was a real opportunity for somebody with the right platform and, obviously, with a company who had a deep commitment to go do this. The beauty is that Roger is trying to offer the same concept to his clients today that he came up with in the '70s with the tenant rep solution. It's the ultimate tenant rep solution for international.
