Bank of America ranks No. 1

AND THE WINNER IS …

Bank of America/Banc of America Securities earned the No. 1 spot in NREI's 11th annual Top Lender Survey with $21.6 billion financed in 2001 as a direct lender.

The Charlotte, N.C.-based lender also earned the top spot in the category of financial intermediary, having arranged $33.4 billion in financing for commercial real estate in 2001.

Rounding out the list of top five finishers on the direct lending side were Lehman Brothers at No. 2, Credit Suisse First Boston at No. 3, Goldman, Sachs & Co. at No. 4 and UBS Warburg at No. 5.

On the financial intermediary side, GMAC Commercial Mortgage Corp. finished at No. 2, followed by Goldman, Sachs & Co. at No. 3, Holliday Fenoglio Fowler at No. 4 and L.J. Melody & Co. at No. 5.

New to this year's survey is a separate category for Fannie Mae and Freddie Mac, whose lending totals are listed under Government-Sponsored Enterprises.

A look back

The lending trends of 2001 are reflected in the year-end statistics compiled by the Mortgage Bankers Association of America (MBA). Commercial and multifamily mortgage bankers originated real estate loans totaling $73.8 billion during 2001, a 19% increase over the $62 billion figure recorded in 2000. Lending for multifamily properties soared 33% for the year. Multifamily loans accounted for 48% of all originations in 2001 vs. 43% in 2000, according to MBA.

The steady cash flow generated by apartments makes the sector attractive to lenders. For example, loans originated for Fannie Mae increased $4.5 billion in 2001, a 55% increase over 2000, reports MBA. Freddie Mac-funded loans increased $2.9 billion over the previous year, an increase of 86%.

Meanwhile, lending for office properties dropped by almost $400 million, according to MBA. Lending for office properties dropped from 28% of total originations in 2000 to 23% in 2001.

Among the biggest deals of the year, AOL Time Warner Center closed on a $1.3 billion construction and mezzanine loan with GMAC. The construction portion of the loan amounted to $1.1 billion. The mammoth deal was the largest of its kind for a private development in U.S. history.

The mixed-use project spans more than 2.1 million sq. ft. and includes new facilities for AOL Time Warner, a new home for Jazz at Lincoln Center, a five-star Mandarin Oriental Hotel, 191 luxury condominiums and a specialty retail complex.

CMBS issuance

Moody's Investors Service expects commercial mortgage-backed securities (CMBS) volume in the U.S. to fall to around $62 billion in 2002, nearly 15% below 2001 levels. That's due in part to last year's terrorist attacks on the World Trade Center and a subsequent dip in the U.S. economy. Single-borrower issuance aided by favorable interest rates and credit fundamentals propelled the CMBS market through much of 2001, according to Moody's.

Meanwhile, international CMBS issuance hit a record $23 billion in 2001, and Moody's anticipates that figure to exceed $25 billion this year. Europe is expected to account for 70% of the total international CMBS volume this year, followed by Asia (20%) and Canada (5%).

Items to watch this year

Terrorism insurance for large, trophy properties is by far the most pressing issue among lenders in the near term. “There's clearly a huge push on the legislative front to get a [terrorism insurance] bill passed. That's yet to happen,” says Eugene J. Godbold, real estate banking executive with Bank of America. “That's something the industry clearly needs to accomplish and get behind us.”

Late last year, the House of Representatives passed a terrorism bill which would limit the insured party to the first $1 billion in damages caused by terrorists. The federal government would pick up the remaining costs, up to $20 billion. The Senate introduced similar legislation, but the bill stalled. (Please see page 80 for more on terrorism insurance.)

Rising interest rates also are a concern because they have a dampening effect on loan origination, says Charles Dunleavy, vice chairman of GMAC Commercial Mortgage Corp. Over the past several weeks, the yield on the 10-year Treasury has risen as much as 50 basis points. As of March 27, the yield on the 10-year note stood at 5.33%.

That's significant because loans in the commercial real estate industry are typically based on the 10-year Treasury bond yields. The higher the yield, the higher the interest rate commercial real estate lenders will charge borrowers.

Listings are presented in three parts. The first listing includes firms financing direct loans, credit lines, CMBS lending and other forms of more direct investment to the industry. The second listing ranks financial intermediaries, including mortgage brokers and financial firms that arranged or facilitated transactions during 2001. Definitions of direct lender vs. financial intermediary were provided to each respondent. The total lending goal for 2002 includes totals for both direct and intermediary financing.

The third listing presents the 2001 financing totals for government-sponsored enterprises.
