PKFsale of Clarion O'Hare Hotel Acting as investment adviser, San Francisco-based PKF Investments has sold the 467-room, full-service Clarion Quality Hotel to Hospitality Worldwide Services of New York. Located just outside of Chicago's O'Hare International Airport, the hotel has three segments: a four-story, 132-room section; a five-story, 137-room segment; and an eight-story, 198-room tower. The seller of the project was Cal O'Hare Ltd., a limited partnership based in Los Angeles.
Clark renovates office project into aCourtyard In order to transform the former National Rifle Association office building into the Courtyard by Marriott-Embassy Row hotel, Bethesda, Md.-based The ClarkGroup Inc. has begun a $10 million renovation on the Washington, D.C., building. Upon completion, the hotel will be eight-stories high, with two additional levels below grade, and it will offer 156 guest rooms as well as a swimming pool, spa, health club, meeting rooms, restaurant and a bar/ lounge area.
Winstonkeeps busy in the Southeast Closing one of three anticipated Hilton Garden Inn acquisitions announced earlier in the year, Raleigh, N.C.-based Winston Hotels Inc. has purchased the newly built, 164-room Hilton Garden Inn in Alpharetta, Ga., for $13.2 million.
Also, in Raleigh, Winston Hotels opened a 137-suite Homewood Suites hotel. The $13 million property is the first of five internally developed projects that Winston anticipates opening this year.
Host Marriott acquires hotel for $24 million For a purchase price of $24 million, Bethesda, Md.-based Host Marriott Corp. has completed the acquisition of the 289-room Park Ridge Marriott Hotel, located just off the Garden State Parkway in Park Ridge, N.J. The hotel includes three suites, 11,200 sq. ft. of meeting space and an 8,500 sq. ft. ballroom.
Red Roof Inns Inc. opens its first suite hotel In order to strengthen its position in the industry by offering a new product, Columbus, Ohio-based Red Roof Inns Inc. has opened its first Red Roof Inn & Suites in Suwanee, Ga., a northeast suburb of Atlanta. The hotel features 50 guests rooms, and each is equipped with a microwave, a small refrigerator, a coffee maker and two armchairs. Diplomat Hotel Corp., based in Atlanta, owns and manages the property.
CapStar purchases two Baltimore projects For a combined purchase price of $34 million, Washington, D.C.-based CapStar Hotel Co. has acquired the 289-room Columbia Inn Hotel and Conference Center in Columbia, Md., and the 146-room Cross Keys Inn in Baltimore, Md. CapStar intends to invest approximately $3.8 million and $2.3 million to renovate and upgrade The Columbia Inn Hotel and The Cross Keys Inn, respectively. The Columbia Inn Hotel will be converted to a Sheraton, and the Cross Keys Inn will become a Radisson.
The seller of the two properties was Columbia, Md.-based The Rouse Co.
Hardin Capital, Hilton break ground on Hilton Garden Inn-Atlanta Perimeter Center While rebuilding from a tornado that ravaged the area, Dekalb County, Ga., also saw the groundbreaking of its first full-service hotel in several years. Beverly Hills, Calif.-based Hilton Hotels Corp. and Atlanta-based Hardin Capital LLC broke ground on the midpriced Hilton Garden Inn-Atlanta Perimeter Center on April 13, just four days after the storms.
"Just a few miles away we can see the Dunwoody community still reeling from the damages left by the tornado that swept through last week that sheared off roofs and demolished just literally hundreds of homes and toppling trees as if they were toothpicks," said Liane Levetan, CEO of Dekalb County, who adds that this isn't "just a great piece of property, but I look at as 500 new jobs, and it will also provide hospitality for 50,000 guests each year."
The hotel represents the sixth of 15 expected prototype developments between Hardin and Hilton. Located in Atlanta's Perimetermarket, the hotel is considered to be in a prime location. Earl Shell, president and CEO of Hardin Construction Co., explained finding the site with Jim Abrahamson, senior vice president-franchising of Hilton. "We were marveling at the location, the access to 285 and, in fact, we're adjacent to the Hewlett Packard building," he said. "We're adjacent to the Perimeter office market, the largest office submarket in the Atlanta area with over 20 million sq. ft. of office space."
