Toys `R' Us bounces around the Metroplex to TXI Railport

Paramus, N.J.-based Toys `R' Us will build an 836,000 sq. ft. distribution center in Midlothian, Texas. Fort Worth, Texas-based Woodmont Realty Associates represented both Toys `R' Us and TXI Real Estate, a subsidiary of Dallas-based Texas Instruments, in the sale of 93 acres at TXI Railport, a 1,700 acre development. Toys `R' Us is the park's second tenant.

The TXI Railport distribution facility will replace the toy retailer's distribution centers in Houston and Carrollton, Texas. The city of Midlothian, Ellis County and the Midlothian water district provided 100% property tax abatements for the first two years and 25% abatements for years three through nine. Construction is expected to begin this fall, with the facility operational by 2001.
