Interest rates are finally creeping up — 10-year Treasuries are north of 5 percent and consensus among lenders is that they will head even higher by the end of the year. But that has not slaked borrowers' thirst for capital. And with more lenders than ever trying to get in on the business, the balance is still firmly in borrowers' favor.

As a result, lenders are finding themselves meeting exotic demands. Use of interest-only loans remains high. Some developers are demanding construction-to-perm loans so they don't have to negotiate terms again after a project's build-out. Amortization periods are also getting stretched. The norm used to be 20 to 25 years. Now borrowers are asking for, and getting, 35-year amortizations on top of a few years of interest only payments.

Market conditions have been so tight that some lenders are refusing to play in parts of the market. Margins are so tight that there is no profit after lenders perform all their due diligence and underwriting on a property. So, for example, some lenders are shutting down their businesses for deals worth less than $10 million. And most players believe that shakeout will continue.

“There is no sign that the pendulum is swinging away from borrowers,” says John Cannon, executive vice president and managing director with Capmark Financial Group Inc. “There are no signs of a tightening of credit. … Lenders are putting out huge amounts of capital for very little returns right now.”

It is in this context that Retail Traffic provides its annual list of top retail real estate lenders. We've structured things a little differently this year. Many respondents refused to provide figures on their retail real estate practices.

Instead of ranking all the respondents, with help from our sister publication National Real Estate Investor (which printed its own lender survey in its April issue), we've provided a directory of institutions that provide direct lending or arrange financing on retail. You'll find this directory in the following pages.

Our listing was compiled using Prism Business Media's research capabilities. Lenders were encouraged to fill out an online survey or fax us a form. According to their responses, we made our best attempt at ranking them.
