Koll Development Co. Founded by Donald M. Koll in 1962 as the Don Koll Co. Inc. to build custom homes, Koll Development Co. can cite many innovations and cutting-edge developments in its 38-year history. Koll pioneered the multitenant-tenant industrial business park when, in 1964, it developed small industrial/warehouse parks near Orange County Airport (today called John Wayne Airport). I n 1968, Koll and Aetna Life & Casualty Co. formed one of the first joint venture financial partnerships in the real estate industry when they partnered to develop large business parks. Koll's masterplanned parks - the 1.5 million sq. ft. Koll Center Newport, the 1 million sq. ft. Koll Center San Jose, the 1.5 million sq. ft. Koll Center Irvine and the 1.5 million Koll Center Bellevue - are the parks that other developers seek to emulate.

Going beyond U.S. borders, in 1988, Koll became the first U.S. real estate company to develop an industrial park in Mexico. And, in the 1990s, Koll formed joint ventures with local firms to develop in Thailand and Malaysia.

In all, since 1962 under one company name or another, Koll has developed more than 70 million sq. ft. of space.

Last year was a busy one for Koll. The company opened three new U.S. offices, worked on more than 80 commercial projects totaling 18 million sq. ft. and valued at $1.2 billion, and developed its Website, which won a Digital Media Award at the realcomm99 conference. The company offers a full array of real estate services, including: land development; build-to-suit and speculative development; acquisitions; asset management; construction management; financing; master planning, land entitlement and permitting; property dispositions; and marketing and leasing.
