JMC Holdings Gets Penthouse Office Condo in Tribeca for $18.5M

NEW YORK—JMC Holdings LLC has purchased 99 Hudson Street, a 34,722-sq.-ft. office penthouse, for $18.5 million. The space spans three floors and provides a private roof deck at the office condominium building.

JMC Holdings, a real estate investment company led by Matt Cassin and David Taylor, represented itself in the transaction, while the NAACP Legal Defense Fund was represented by Janet Woods, executive vice president at Jones Lang LaSalle.

CBRE’s Paul Amrich, vice chairman, will be the exclusive leasing agent for JMC Holdings.

Located between Franklin and Harrison streets in Tribeca, the space was purchased from the NAACP Legal Defense Fund, which occupied the property since 1984 and will soon be vacating.

The top three floors of the building include 12.5- to 13-ft. ceiling heights. JMC Holdings plans to invest up to $4 million in capital improvements at the space, to include renovating the existing loft-style space to create an open floor plan, building out the 7,5000-sq.-ft. roof deck with internal stairs and ADA access, updating bathrooms and adding perimeter heat and HVAC systems.

Developed in 1930, the property totals 16 stories containing 189,389 sq. ft. of space.
