TriPointe Capital Partners Takes 2,500 SF of Space at 452 Fifth Ave.

NEW YORK—TriPointe Capital Partners has signed a lease to occupy 2,500 sq. ft. at 452 Fifth Ave., an 865,000-sq.-ft., class-A office tower in the Bryant Park neighborhood of Manhattan. PBC USA Real Estate’s Alicia Popper, senior vice president of leasing and construction, along with CBRE’s of Craig Reicher, Howard Fiddle, James Ackerson, Zachary Freeman, Sinclair Li and Greg Maurer-Hollaender, represented the ownership, PBC USA Real Estate LLC, a subsidiary of Property and Building Corp. William Iacovelli of CBRE represented the tenant.  

TriPointe Capital Partners will occupy space on the 21st floor of the property. Additional tenants at 452 Fifth Ave. include HSBC Bank, Baker and McKenzie and VTB Capital, among others.

“The TriPointe lease completes the repositioning of this great asset from a single tenant to multi-tenant use - a process we started two years ago,’ said Popper. “Following a major capital improvement campaign we have been able to attract some of the financial industry’s top companies.”

PBC purchased the 30-story property in 2010 and a year later completed phase one of a $32 million capital improvement campaign.
