CHICAGO — Groundbreaking on the $250 million 100 North State Street development is slated for fall 2001 now that the Chicago Plan Commission has given the green light for the project. The 1.3 million sq. ft. mixed-use development — which will occupy the long-vacant Block 37 site bordered by State, Randolph, Washington and Dearborn streets— will include 425,000 sq. ft. of retail anchored by Lord & Taylor and a 360-room Marriott hotel, both developed by Chicago-based Urban Shopping Centers, a division of JMB Realty Corp. Plans also call for a 50-story, 350-unit condominium tower to be developed by locally-based MCZ Development and a one-acre public garden four stories above street level.
Chicago-based Solomon Cordwell Buenz & Associates Inc. designed the project to complement the North Loop Theatre & Entertainment District and enhance the State Street retail corridor. To enhance the theatre district, the architects created plans for a bar, restaurant and roof-garden entrances. The firm also designed the condominium entrance along Washington Street to blend in with the renovated Hotel Burnham.
According to the Department of Planning & Development, the development is expected to generate $400 million per year in sales tax during its first 20 years.
