Duke buys industrial building, taps Guinness for lease

Indianapolis-based Duke-Realty Corp. has purchased a 405,915 sq. ft. distribution facility in Bolingbrook, Ill., for an undisclosed price. Commonwealth Edison, an electric utility that serves much of the Chicago area, was the seller of the property. Rosemont, Ill.-based Colliers Bennett & Kahnweiler Inc. represented both parties in the sale. After closing the transaction, Duke leased the entire building to Guinness Beer.

Located on 44 acres, the building, which served as an excess parts facility for Commonwealth, is located near Interstate 55 and Midway Airport, and features 35 ft. clear ceiling heights. Renovations will include 37 new docks and an early suppression fast response (ESFR) sprinkler system. Duke also plans to build two speculative warehouses on the site as market conditions warrant.
