CHICAGOJCF Real Estate is laying the ground work with Chicago’s Northwest side 41st Ward Zoning Advisory Board for a seven-story, 500,000-sq.-ft. apartment building at the southwest corner of Bryn Mawr and Delphia avenues in Chicago.

The development team presented its plans to the board in early May to achieve approval on a zoning change for the property.

The new apartment building would replace six, one-story commercial buildings within the Interpark Corporate Center. The multitenant office structures located on the southern end of the Corporate Center at 8600-22 W. Catalpa will remain.

“At this time we’re seeking to amend the existing planned development ordinance for a possible future redevelopment of the site,” said John Fitzmaurice, president of JCF Real Estate.

JCF Real Estate’s development plans include the construction of a 405-unit apartment community. The project, a complete in-fill site in a land-locked market, will mark the first new apartments constructed in the neighborhood in more than 40 years.

The location offers access to the I-90/Cumberland Avenue interchange, the CTA Blue Line and lies within close proximity to O’Hare International Airport and numerous Class-A office developments.

Ground-level retail and parking are planned as part of the development, in addition to plans for a restaurant.

Apartments will include studio, one- and two-bedroom unit options, ranging in size from 554 sq. ft. to 1,161 sq. ft. All units, housed on the second through seventh floors of the building, will feature balconies and high-end finishes. Green rooftops and courtyards; a park; and multiple sun decks are also planned.

The development will also include a dramatic two-story lobby space, a coffee shop and a state-of-the-art fitness center. Plans also include an indoor pool.
