NEW YORK—The Environmental Defense Fund (EDF) has signed a long-term renewal at 257 Park Ave. South, while Madison Logic has expanded its space to 24,562 sq. ft. at the property. Brian Feil, vice president offor The Feil Organization, which owns the property, and Robert Fisher, director of commercial leasing for the company, represented Feil in both transactions. Brian Palumbo and Michele Frankel worked as in-house counsel for Feil.
The EDF signed a renewal for 44,010 sq. ft., and plans to implement sustainability features in the space. Colliers’s Alan Desino, executive managing director represented the tenant in the transaction. The EDF has been a tenant at 257 Park Ave. South, also known as the Gramercy Park Building, since 1996.
Madison Logic was represented by Marc Ellman, president of Ellman Realty Advisors, in its expansion.
Constructed in 1912 and totaling 226,000 sq. ft., 257 Park Ave. South is a 20-story building in Manhattan’s Flatiron/Union Square/Gramercy Park area. The property is in close proximity to Pete's Tavern, Baruch College and Union Square and Madison Square Parks. Additional tenants include Team Detroit, Spa Finder and FedEx, among others.
