POMONA, CA—The third phase of development has begun for Mission 71 Business Park in Pomona, Calif. Seventh Street Development is constructing the 1.5-million-sq.-ft. industrial park. HBIhas been tapped as the building’s general contractor while Ware Malcomb will be the project architect.
Phase three includes the construction of a 245,000-sq.-ft. facility for Kittrich Corp., a manufacturer of household products. The company will relocate from La Mirada, Calif. and use the facility as its corporate headquarters as well as a manufacturing and warehouse facility. Construction is slated to be complete by year end. The facility will include 26,000 sq. ft. ofspace as well as 32-foot clear heights, ESFR sprinkler system, 41 dock positions and an all-concrete private yard with truck court.
“Demand is expected to outpace new supply in the San Gabriel Valley, especially for free-standing buildings like these that are offered for sale as well as lease,” said Craig Furniss, principal at Seventh Street, in a statement. “There is a negligible amount of new class-A industrial space under construction in this market which makes the timing right to move forward with Phase III.”
As part of the third phase, Seventh Street Development will also construct buildings of 42,000 sq. ft., 51,000 sq. ft. and 114,000 sq. ft. Each building will include 20-foot clear heights, private fenced yards, dock-high loading, ESFR sprinkler systems, parking, as well as build-to-suit offices. The Kittrich Corp. facility will be the largest building to be built in the San Gabriel Valley since 2010, when Seventh Street Development built the 655,000-sq.-ft. manufacturing facility for Huy Foods in Irwindale, Calif.
