New development Douglasville, Ga. -- Chattanooga, Tenn.-based CBL & Associates Properties Inc. broke ground in November for Arbor Place, a 1.4 million sq. ft., regional mall in Douglasville. According to James Heller, president for Cleveland-based K A Inc., the project's architect, the bright, airy interiorwill reflect the wooded Georgia landscape with foliage, skylights and sloping ceilings.
The project will feature more than 100 stores, including tenants such as Dillard's, Sears, Uptons, Regal Cinema and HomePlace. It is scheduled for completion in October 1999.
Hollywood, Calif. -- Pacific Theatres Realty Corp., Los Angeles, is developing Cinerama Dome Entertainment Center in Hollywood. The tri-level, mixed-use project will comprise 245,000 sq. ft., including 63,000 sq. ft. of restaurant and retail space and 100,000 sq. ft. of theater space.
The project's centerpiece, the Cinerama Dome, was built in 1963 and is the site for many of Hollywood's film premieres. Los Angeles-based Gensier Architects has designed the Entertainment Center to reflect the Art Deco era in which the theater was built and to emphasize the Dome's glamorous history.
For example, celebrities will be showcased on giant posters, and entertainment images will be projected onto the dome. Groundbreaking for the project is scheduled next spring, and completion is due in late 1999.
Hagerstown, Md. -- This month, Baltimore-based Prime Retail will break ground on phase I of Outlet Village of Hagerstown. The 210,000 sq. ft. project will include approximately 50 stores and an enclosed food court.
The center will evoke the atmosphere of a village, with rows of shops divided by courtyards. Tenants (as yet unannounced) are expected to represent retail categories including apparel, housewares, electronics, gifts, shoes and accessories.
Upon final build-out next summer, Outlet Village of Hagerstown will total 440,000 sq. ft. and include more than 100 designer and specialty shops.
Palm Desert, Calif. -- Cincinnati-based Madison Marquette is developing The Gardens on El Paseo, a $50 million, 200,000 sq. ft. retail center in Palm Desert. Comprised of seven freestanding buildings, the complex will include a 50,000 sq. ft. Saks Fifth Avenue store as well as 50 specialty stores and 25,000 sq. ft. of restaurant space.
Designed by Altoon + Porter Architects, Los Angeles, The Gardens will be surrounded by urban gardens and courts and will include an open lawn for concerts and special events. It is scheduled to open next fall.
Deer Valley, Ariz. -- VestarCo., Phoenix, has broken ground on Deer Valley Towne Center, a 510,000 sq. ft. regional power center in Deer Valley. The $45 million project will be anchored by AMC Theatres and will include Target, Ross, PetsMart, HomePlace and OfficeMax. It is scheduled to open next July.
Expansions Miami -- Next month, Indianapolis-based Simon DeBartolo Group Inc. will begin expansion and renovation of Dadeland Mall in Miami. The project includes adding a second level and updating the mall's interior.
When complete in 1999, the project will increase specialty shop space by approximately 225,000 sq. ft. and allow for the addition of up to two anchors. Dadeland Mall's existing anchors are Burdines, Burdines Home, JCPenney, Lord & Taylor, and Saks Fifth Avenue.
Aventura, Fla. -- In partnership with Indianapolis-based Simon DeBartolo Group Inc., Aventura-based Turnberry Associates has completed the addition of 1 million sq. ft. of retail shop space at Aventura Mall. The project adds a new Burdines store as well as a 252,000 sq. ft. Bloomingdale's prototype store and space for 50 new specialty merchants.
The centerpiece of the project, a four-story indoor/outdoor promenade, features three levels of retail and restaurants plus a 24-screen AMC Theatres complex.
The tenant roster includes: Abercrombie & Fitch, Bailey Banks & Biddle, Card & Co., Cheesecake Factory, Eddie Bauer, The Great Train Store, New Balance, Rainforest Cafe, Sharper Image, Store of Knowledge and Warner Bros. Studio Store.
Designed by Baltimore-based RTKL Associates, Aventura's addition is based upon a "Marine Mediterranean" theme that picks up elements of the existing mall. Fountains are part of the interior and exterior, and the entertainment promenade is topped by an illuminated sphere held aloft by eight giant seahorses.
In addition to expanding the center, the partnership is renovating the center's GLA (1.1 million sq. ft.). RTKL has redesigned the space to include a center court fountain and a food court, and the center will receive new paint, signage, furniture, lighting fixtures and other appointments. Renovation is scheduled for completion next spring.
Center openings Baton Rouge, La. -- To the raucous sounds of the Louisiana State University marching band, Montgomery, Ala.-based Jim Wilson & Associates unveiled 1.4 million sq. ft. Mall of Louisiana to the citizens of Baton Rouge on Oct. 29. The two-level complex has more than 160 stores, 65 of which are new to the area -- including anchor department store McRae's. The mall's other anchors are Dillard's, JCPenney, Maison Blanche and Sears. The mall also includes a 12-vendor food court, six specialty food merchants and three full-service restaurants.
In addition to the tenant lineup, The Mall of Louisiana features what developer Jim Wilson Jr. describes as "amenities designed to cater to the needs not only of today's shopper but today's shopping families." The center's extra features include living-room style seating areas, children's furniture in the food court, a carousel, family restrooms, special lighting and sound systems, and customer greeter stations.
The project's architect was Crawford McWilliams Hatcher Architects Inc., and the general contractor was HOAR Construction Inc., both based in Birmingham, Ala. The real estate investment advisor was ERE Yarmouth, Atlanta. Construction financing was provided by CIBC Wood Gundy Securities Corp.,, and the permanent lender is Northwestern Mutual Life Insurance Co., Milwaukee.
Kahului, Maui -- The MacNaughton Group, Honolulu, has opened Maui Marketplace, a 315,000 sq. ft. value-oriented center in Honolulu. The center's 30 tenants include Bugle Boy, Home Outlet, Maui Jewelry Connection, Nine West, OfficeMax, Sunglass HutOutlet, Sports Authority and Vitamin World.
In addition to retail space, the center features a food court with tenants such as Aloha Grill; L&L Drive Inn/Chopsticks Express and A Taste of Broadway. Maui Marketplace is managed by Chaney, Brooks & Co., Honolulu.
Major tenant openings Sandy, Utah -- Dillard's has opened a 212,000 sq. ft. store at South Towne Center in Sandy. It joins existing anchors ZCMI, JCPenney and Mervyn's. South Towne Center, which totals more than 1.2 million square feet, is owned by The Macerich Co., Santa Monica, Calif.
Corrections The projected opening date for Johnson Creek Factory Outlets in Johnson Creek, Wis., was incorrectly stated in the October issue. The 170,000 sq. ft. outlet center, which is being developed by JMJ Properties Inc., Muskegon, Mich., will open in May 1998.
