Sterling, Va. — Contractor L.F. Jennings recently completedon Phase I of Dulles Town Crossing, a 162,000-sq.-ft. component of an ultimate buildout that will include 800,000 sq. ft. of GLA. Birmingham, Ala.-based AIG Baker serves as developer on the project, which is anchored by Best Buy, Nordstrom Rack, Bed Bath & Beyond and Cost Plus World Market. Annapolis, Md.-based Bignell Watkins & Hasser serves as architect.
Griffin, Ga. — Atlanta-based Halpern Enterprises Inc. is developing a 450,000-sq.-ft. open-air center to be anchored by a 222,000-sq.-ft. Wal-Mart SuperCenter. Called Griffin Crossroads, the center will include 40,000 sq. ft. of small shop space and is located on 70 acres primed for outparcel development.
Towson, Md. — Construction is underway on Phase I of Westview Acquisitions LLC's 200,000-sq.-ft. lifestyle center Westview Promenade. Scheduled to open in summer 2002, the $20-million center features a Main Street format and will be anchored by a 56,000-sq.-ft., 16-screen R/C Theatres Cineplex. Additional tenants will include McDonald's, Farmers & Mechanics Bank, Panda Express and TGI Friday's. Washington, D.C.-based KLNB Inc. is handling leasing activity for the center.
Emeryville, Calif. — Minnetonka, Minn.-based Madison Marquette is developing BayStreet — a $200 million, 19-acre urban mixed-use project near the Bay Bridge gateway to San Francisco. The project encompasses 340,000 sq. ft. of entertainment and lifestyle retail, 230 residential lofts and apartments, a 200-room hotel and a 2,000-car parking structure. Designed by The Jerde Partnership, BayStreet will feature a multi-level Main Street format. Completion of the development is scheduled for 2002.
Palm Beach Gardens, Fla. — Jupiter, Fla.-based Menin Development announced plans to develop Downtown at the Gardens, a 326,000-sq.-ft., $120 million project on 35 acres. Described as a lifestyle/entertainment center, Downtown at the Gardens will feature a 15-screen Cobb Theatres cinema, restaurants, art galleries, specialty food stores, a bookstore and more in a group of one-, two- and three-level buildings. Scheduled for a mid-2002 groundbreaking, the project will also feature a 13-acre lake with adjacent piazza, and a huge, outdoor video wall reminiscent of Times Square in New York.
Major tenant happenings
Redmond, Wash. — Winmar Co.'s 569,365-sq.-ft. Redmond Town Center will be home to a new, two-level, 110,000-sq.-ft. Bon Marche department store. Construction on the store will begin in spring 2002 for completion in fall 2003.
Palm Springs, Calif. — Crate & Barrel is joining the upscale outlet stores at Los Angeles-based Craig Realty Group's Cabazon Outlets. The 8,000-sq.-ft. store will be Crate & Barrel's 14th outlet location.
Columbus, Ga. — Rich's will be the newest anchor at Lend Lease Real Estate Investment's 813,708-sq.-ft. Peachtree Mall. The department store will occupy a one-level, 110,000-sq.-ft. space that previously housed Montgomery Ward. Renovation and remodeling of the Ward's space began this fall and Rich's will open its doors in spring 2002.
Riverside, Calif. — Century City, Calif.-based Regional Properties Inc. is starting tenant improvements on a 32,000-sq.-ft. space in its 396,398-sq.-ft. Mission Grove Plaza. The spot will house a new Stein Mart store, scheduled to open in spring 2002. The store opening is the next step in the Jacksonville, Fla.-based chain's plans to gain market share in the Inland Empire region.
Boston — H&M recently celebrated its entry into the Boston market. The trendy retailer opened a 30,000-sq.-ft. shop on Washington Street at Downtown Crossing. New York-based Ibex Construction performed general contractor duties while Boston's Dyer Brown & Associates served as architect on the project, which included the gut rehab of an entire downtown building.
Arlington, Texas — The expansion of anchor tenant Target sparked some major changes at Arbrook Oaks, a 156,000-sq.-ft. community center managed by' Cencor Realty Services. Originally built in 1986 as a 100,000-sq.-ft. space, the Target at Arbrook Oaks was expanded to 116,000 sq. ft. in the 1990s. Now, Target has torn down the original store and purchased acreage behind the center for the construction of a 174,000-sq.-ft. SuperTarget, which will combine a full-line Target with a full-scale Archer Farms grocery.
Arbrook Oaks is undergoing a renovation in conjunction with the new SuperTarget. The ownership remodeled the portion of the center that abutted the original store as a new endcap for Corner Bakery restaurant. The new space features outdoor seating and a new façade.
Lakewood, Calif. — Target plans to open a new, 160,000-sq.-ft. store at Lakewood Center Mall in fall 2002. The new location will replace the 2 million-sq.-ft. complex's dark Montgomery Ward anchor space, which Target will demolish and rebuild. Lakewood Center Mall is a development of Santa Monica, Calif.-based The Macerich Co.
Houston —-based Urban Retail Properties is adding a two-level, 228,000-sq.-ft. building and a new parking facility to its 2.1 million-sq.-ft. Houston Galleria. The new addition, which is located across the street from the Galleria, will connect to the existing mall by a 200-ft.-wide bridge. The new, 2,700-car garage will consist of two levels of below-grade parking totaling 334,000 sq. ft., and two levels of above-ground parking totaling 750,000 sq. ft. Atlanta-based Cooper Carry serves as architect for the project, which is scheduled for a March 2003 completion. New York-based Turner Construction Co. serves as general contractor.
Creve Coeur, Mo. — St. Louis-based The Koman Group is adding 25,000 sq. ft. of retail space to its mixed-use building CityPlace Retail Center, which is part of the larger CityPlace complex. Site improvements will include a new entrance, a fountain plaza, new landscaping and extended surface parking. Tenants in the existing, 42,000-sq.-ft. center include Provisions Gourmet Market, Creve Coeur Camera and Kinko's. Clayco Construction Co. serves as contractor on the project.
West Hills, Calif. — Fallbrook Mall will soon be reincarnated as Fallbrook Center, an open-air development tenanted by big boxers such as Kmart, Target, Mervyn's, Burlington Coat Factory, Linens ‘N’ Things, Designer Shoe Warehouse and Sports Chalet. The 888,000-sq.-ft. mall's owner, Chicago-based General Growth Properties, has also completed letters of agreement with Laemmle Theatres, Henry's Marketplace and Party City to join Fallbrook's tenant list. The project will be completed in phases, with Phase I scheduled for completion in fourth quarter 2002.
Atlanta — Univest Holdings LLC is renovating and redeveloping its 8.9-acre community center Crabapple Square in suburban Roswell. Originally developed in the 1970s, the center began to decline when it lost its Big Star grocery anchor. Univest holdings joined forces with Cartel Realty Inc., Small Forest Holdings LLC and Nix Realty to create a new, Main Street-inspired format for the center in order to attract new tenants. The development team's two-phase revitalization plans include a new name — The Village Festival at Crossville — and a new look.
The revamped, 86,000-sq.-ft. center consists of three outparcel buildings that include office space as well as retail. Architects Piper O'Brien Herr designed a new layout that solves problems caused by the center's previously existing recessed storefronts, low rooflines and narrow sidewalks. The Village Festival at Crossville's leasing team is currently recruiting new tenants to join an existing lineup that includes About Hair, Curves for Women, Dry Cleaning Depot, Wender Roberts Drugs, and Winston's Food and Spirits.
