This modern mixed-use project is the first ever urban power center, and retail sales numbers are through the roof. The two-level project which rests atop underground parking features an outdoor plaza that functions as a civic square, with seating and landscaped courtyards intended to inform future developments. MBH designed the shell as well as the tenant build-outs for the project with vertical retailing in order to fit the large Target and Best Buy footprints within this urban core. When Target opened, it was the No. 1 store in the country for two weeks and continues to be in the top 10 of 1,500 stores nationwide. The city of West Hollywood was recently awarded the 2005Redevelopment Agency Award of Excellence. And the project created additional revenues and employment opportunities for the community, offering innovative approaches to creating an aesthetically pleasing and efficient building that has effectively integrated into surrounding land uses.
MBH designed this open-air lifestyle center to be a definitive destination for national and local retailers, renowned restaurants and cafés and entertainment venues, along with upper level office space overlooking an active town green. Classicalelements, Neo-traditional architectural scale and recreational areas reflect the character of the surrounding region and are a part of the local community's vision for the development. This retail and office project, which is anchored by a 12-screen Showcase Cinemas complex, is the first phase of J. Preston Levis Commons, a master planned 250-acre urban village. Since opening in fall 2004, tenants at Levis Commons note that overall sales are above projections. A larger second phase is now in design.
