Hollywood, Calif. - Beverly Hills, Calif.-based Regent Properties Inc. recently unveiled plans to develop The Hollywood Marketplace in Hollywood. The $70 million, mixed-use development, located in the city's redevelopment area, is being built on a three-acre site that houses a predominately vacant strip center and a collection of fire-ravaged buildings including the TAV Celebrity Building, a former studio used for the taping of the Merv Griffin and Joey Bishop television shows.

The major component of the project is a 200,000 sq. ft. urban entertainment and retail village, which is being designed by The Jerde Partnership, Los Angeles. It will be characterized by an art deco moderne style of architecture reminiscent of 1940s Hollywood and will feature certain elements from the surrounding buildings, such as the sign trellis and decorative relief panels of the TAV Celebrity Building. A nearby loading alley, Morningside Court, will be transformed into a pedestrian promenade and will feature outdoor dining areas, water features and other amenities such as animated lighting, kiosks, park benches and street vendors. The multi-phase project is expected to begin by the end of the year.

Pomona, Calif. - Upland, Calif.-based Lewis Homes Retail plans to develop Paradise Park, a 460,000 sq. ft. entertainment center at Fairplex in Pomona, the site of the Los Angeles County Fair. The $100 million development, expected to get under way later this year and be completed in spring 2000, will feature a main boulevard connecting six districts, each with a distinctive food and retail theme, anchored by an interactive attraction and supported by seasonal events. Targeted tenants include multi-screen cinemas; large-screen, 3-D theaters; live entertainment venues; themed restaurants and retail stores; sports and recreation companies; museums; and exhibits.

In addition to Lewis Homes Retail and the Los Angeles County Fair Association, the development team consists of DreamStreet Entertainment, a Santa Monica, Calif.-based concept design and development firm; Feola & Archuletta Architects, a Glendale, Calif.-based architectural company; and Orne & Associates, a Los Angeles-based firm that provides design services, strategic marketing, architecture and urban designs.
