NEW JERSEY—The Gardens at Birmingham, a planned 48-unit affordable housing community on a portion of the former Naval Air Warfare Center in Ewing Township, has been awarded Federal Low Income Housing Tax Credits (LIHTC) by the New Jersey Housing and Mortgage Finance Agency (NJHMFA).

The funds will generate more than $9 million in equity for the project, a joint venture being developed by Community Investment Strategies Inc. of Lawrenceville and W. Barry Rank, an attorney and developer of Pennington.

Conceived in collaboration with the township, The Gardens at Birmingham is slated to break ground before year’s end with completion and occupancy expected for late summer 2013.

The township is allocating $250,000 in affordable housing trust funds toward the project.

The former Naval Air Warfare Center on Parkway Avenue is part of a redevelopment area comprised of three land parcels totaling 145 acres.

The Gardens at Birmingham is located adjacent to a shopping center and is in close proximity to N.J. Transit.

The community will include a mix of one-, two- and three-bedroom units equipped with energy-efficient appliances, washers and dryers and dishwashers. Residents will have access to 24-hour emergency maintenance services and on-site property management, provided by CIS’ affiliate, CIS Management Inc.
