ALTER TO BUILD $400M PROJECT ON NATIVE AMERICAN LAND

Developers are hoping that a planned $400 million mixed-use development on Native American land near Phoenix, Ariz., will spur employment opportunities in the area. The Alter Group is developing the 2 million sq. ft. office and retail project, which is the country's single largest development on Native American land to date, on the Salt River Pima-Maricopa Indian Community. The development is expected to create up to 15,000 new jobs.

“This is one of America's tightest markets,” says Michael Alter, president of the firm. According to Alter, nearby Scottsdale absorbs 600,000 sq. ft. every year, making it difficult for users to find large blocks of space. “Because this is one of the last large land sites in Scottsdale, we will be able to offer space users very competitive rates.”

The 187-acre site is part of the 53,600-acre Indian community, which is home to the Pima and Maricopa Indians. The community includes a 19,000-acre natural preserve. Adjacent to The Alter Group's site is The Pavilions, a 140-acre shopping center; Casino Arizona; and the 36-hole Talking Stick Golf Club.

“The land owners and development partners have put tremendous effort into creating a thriving commercial center within the community,” says Hans Klose, director of community development for the Salt River Pima-Maricopa Indian Community. “This project will spur other high-end mixed-use development that will create employment opportunities and a larger tax revenue base for the area.”
