DENVER, CO - The Coldwell Banker Commercial (CBC) Alliance Denver office announced the closing of a 10-year, 84,024 square-foot office space lease with OneTouch Point/NSO Press, for a property located at 5280 Joliet Street in Denver based within the Denver Enterprise Zone.
The total 84,024 square-foot property is comprised of 27,164 square-feet of office space and 56,860 square-feet of an industrial and printing area space. CBC Alliance Denver brokers Ben Gilliam and Jon Treter represented the tenant in the transaction. Tom Stahl of Colliers International represented the landlord, Joliet Properties, Ltd.
The tenant was looking to secure a location with better connectivity and the ability to house all acquisitions more efficiently under one roof. The CBC Alliance team notes this particular transaction presented some inherent challenges because there were two building locations involved that had been added on over the years to accommodate various expansions. The CBC Alliance team accomplished the goal of providing one new state-of-the-art facility for the tenant that was less than the pricing of the two combined prior locations. In addition, the team was able to secure the space at a competitive rate in a market that is experiencing rapid absorption and quickly rising rents.
This transaction was the result of an acquisition of NSO Press and Ziptek by TouchPrint Solutions, named one of the top 5000 fastest growing companies by Inc. Magazine. TouchPoint Print Solutions is a national provider of marketing and communication solutions, including agency services, digital and commercial print, direct mail, customized fulfillment, e-Solutions, and Business Process Outsourcing solutions.
