Grosvenor Americas and Skanska USA Commercial Development Inc. will build a 650,000-sq.-ft. mixed-use complex directly north of the Washington Nationals ballpark in Washington, D.C.
The complex will likely include a 224,000-sq.-ft. class-A office building with 11,000 sq. ft. of ground-level retail space and below-grade parking for more than 140 cars; a 170-key hotel; two residential buildings containing 285 units; and 43,000 sq. ft. of retail space. The office building will be designed to meet LEED Platinum certification. The residential buildings will contain 23 affordable dwelling apartments and will feature a rooftop pool, spa and garden terrace, as well as 180 below-grade parking spaces.
The complex will offer direct access to Metrorail’s Navy Yard Station.
“Grosvenor, which has been developing dynamic urban neighborhoods for over 300 years, is pleased to bring its ‘Living Cities’ vision to the exciting Capital Riverfront district,” said Don Capobres, senior vice president of developer with Grosvenor Americas, in a statement. “With its proximity to the ballpark, metro, the new Yards Park and Canal Park, employment and entertainment centers, the US Capitol and the National Mall, we think this is a great location.”
Brixmor Fills up Tenant Roster at Houston’s Westheimer Commons
Brixmor Property Group announced several new leases at Westheimer Commons in Houston.
Fiesta Mart opened a 59,814-sq.-ft. store at the property in June; Shoe Carnival plans to open a 14,500-sq.-ft. store in the first quarter of 2013 and Anna’s Linens opened a 10,000-sq.-ft. store in September. Buster Freedman, of United Equities, represented Fiesta Mart in its lease. Geoff Henrion, of Ranger Retail Partners, represented Shoe Carnival. Kay Walker represented Brixmor in-house.
In a separate transaction, Harbor Freight Tools signed a 20,196-sq.-ft. lease at The Commons of Crystal Lake in Crystal Lake, Ill. Kyle Mayberry, of CR&M Commercial Real Estate, represented Harbor Freight in the lease. Tracy Salerno represented Brixmor in-house.

Coreland Brings New Retailers to Carwood Center in California
Coreland Cos. negotiated four leases totaling approximately 9,101-sq.-ft. at the Carwood Center in Lakewood, Calif.
Bellflower Beauty College of Lakewood signed a five-year lease for 5,031 sq. ft. of space. PCS Express signed a five-year, 1,600-sq.-ft. lease. Chronic Tacos signed a five-year, 1,300-sq.-ft. lease and The Green Room signed a three-year, 1,170-sq.-ft. lease.

Sun & Ski Expands in Massachusetts
Sun & Ski Sports negotiated a 14,393-sq.-ft. lease with KeyPoint Partners LLC for a store at 406 Washington Street in Woburn, Mass. Don Mace, of KeyPoint Partners, handled this transaction. Sun & Ski plans to open in November 2012.

Summit Design + Build LLC was appointed as general contractor for the redevelopment of an existing walk-up building at 70-104 E. Oak Street in Chicago into a 14,200-sq.-ft. retail/commercial building. Summit Design will maintain the style of the building’s existing façade. Bryana Yergler and John Marosi will handle on-site construction on behalf of Summit. Booth Hansen will provide architectural services for the project. The redevelopment is scheduled to be completed in the first quarter of 2013.
Cry Baby signed a 3,198-sq.-ft. lease and GNC an 827-sq.-ft. lease at Gateway Mall in Springfield, Ore.
Mid-America Real Estate-Wisconsin promoted Tony Colvin and Adam Dreier to principals. Both previously served as vice presidents with the firm. Colvin specializes in tenant representation and site selection for tenants throughout the state of Wisconsin. Dreier also specializes in tenant representation. He’s been with Mid-America since 2002.
