Jersey City’s First LEED Residential Building to Open this Fall

NEW JERSEY—Madox, a new rental community on schedule to earn the first LEED certification for a residential building in Jersey City, is slated to open for leasing this fall.

Names are currently being accepted for a priority list of renters who will receive first preference at the collection of 131 apartment homes rising at 198 Van Vorst Street in downtown Jersey City’s historic Paulus Hook neighborhood.

Construction is nearing completion at the eco-friendly, seven-story building, with initial occupancy scheduled for October 2012, according to developer Fields Development Group.

Madox will include a collection of studio, one- and two-bedroom residences and 4,000 sq. ft. of ground-floor retail space.

The new building, which is designed for LEED Silver Certification (Leadership in Environmental and Energy Design), is being built in accordance with U.S. Green Building Council guidelines for developing high-performance, sustainable buildings which incorporate responsible site development, energy efficient design and sustainable materials to create environmentally sensitive urban living environments.

Green elements being incorporated into Madox include a PV Solar Array and vegetation on the roof, electric car charging stations and systems to reduce water consumption by more than 45 percent and energy consumption by 14 percent. The building will also be under contract for at least two years to provide 35 percent of its electricity from renewable sources.

Madox will include a keyless entry system, 24-hour doorman, gym, a lobby lounge with a library, business center and communal technology table with iPad, iMac and PC stations and a residents’-only lounge with children’s play area, yoga room, kitchenette, two TVs and more.

Madox will also offer outdoor space with a landscaped courtyard and children’s play area, café seating and benches, two common terraces and common roof deck with hammocks, natural gas fired BBQ, fire pit, lounges and views of the New York City skyline, Marina and Statue of Liberty. Valet garage parking and bicycle storage will also be available.

Residences will offer 480 to 1,312 sq. ft. of living space. Homes will be outfitted with hardwood floors, 9-ft. ceilings, washer/dryer and master baths with custom vanities and tile. Kitchens will feature custom 42” cabinetry, stainless steel appliances, gas cooking, Caesarstone countertops and tile floor and backsplash.
