 Mockingbird Station is the first true light rail, multi-modal, transit-oriented retail development of its kind built in the United States. Using urban, downtown planning techniques to graft the new development of retail, high-end loft housing, entertainment uses and offices onto an important transit station, the design and development team has created a ten-acre, pedestrian-friendly urban village. The project began as a former industrial site with an existing brick-clad warehouse built in the 1940s. The ground floor of the long warehouse building was converted to retail, and a public passage was built in the middle, connecting one side to the other. All shops face outward. The second and third levels were converted into lofts for rent. New construction at the north end of the site connects the project to the DART rail station. In addition, an old office building on an adjacent site received a four-story addition, a new retail base and entryway to make the office compatible with the warehouse next door.
The project's "messy vitality" lends distinction to the development. Through the creative reuse of existing buildings, the project team was able to wedge new uses into peculiarly shaped spaces, creating a quality of vibrancy and serendipity to the architecture.
