CHICAGO—The 200 South Wacker Building, Chicago, is undergoing a $10 million capital improvement program according to ownership, which includes affiliates of Equity Group Investments, Pearlmark Real Estate Partners LLC and Behringer Harvard.
Slated to be completed this fall, Wright Heerema Architects is serving as the architect for the project.
The improvement program complements renowned architect Harry Weese’s original design, and includes an enhanced building entrance with more prominent street identity, lobby upgrades and the addition of a new tenant amenity center with a rooftop deck, as well as other improvements.
On the first floor lobby, upgrades will include a custom-designed art installation with blown-glass sculptures by local Chicago artist Joseph Ivacic. In addition, an outdoor seating area will be added and an indoor seating arrangement will also be incorporated.
In addition, the security desk will be upgraded and first-floor elevator lobbies will be updated with lighting.
A new 1,000-sq.-ft. roof deck on the 34th floor is also planned for tenant use. The landscaped deck will feature Brazilian wood flooring surrounded by an 8-ft., clear glass screen-wall. For events, the roof deck will accommodate up to 50 guests. A new conference center and Wi-Fi lounge are also planned.
200 South Wacker Drive is a 40-story, 754,750-sq.-ft. office tower located on the southwest corner of Adams Street and Wacker Drive. The property is within blocks of many public transit options at the Union, Ogilvie and Rock Island commuter rail stations.
Major tenants at 200 South Wacker include The University of Illinois, Cushman & Wakefield, Ziegler Wealth Management, Duff & Phelps Investment Management Company, T.Y. Lin International, Regus Business Centers and Incapital.
