NEW JERSEY—CBRE has been tapped to exclusively market the Wayne Solar Center, a Class A office asset in Wayne.
Owned by an affiliate of APF Properties, the 156,941-sq.-ft. site is situated on 11 acres at 1655 Valley Road and includes a one-megawatt solar photovoltaic carport installation, which provides up to 25 percent of the building’s energy needs.
“APF Properties chose to invest in the solar array and rebrand 1655 Valley Road as the Wayne Solar Center as a way to differentiate our product from the competition,” said Kenneth Aschendorf, principal at APF Properties, which invested approximately $4.5 million to install the solar array at the site.
The entire top floor of the facility totals 39,052 rentable sq. ft., broken into two wings, and includes a conference center. Each wing is serviced by its own bank of elevators. The conference center contains a kitchen and audio-visual interface and is accessible to an outdoor patio area overlooking the campus. Naming rights and extensive exterior signage are also available.
In addition to its energy-efficient features, the property includes a full-height glass atrium and offers amenities such as a cafeteria, conference center, on-site management and covered parking.
CBRE First Vice President Richard Charles and Associate Christopher Hanenberg are leading the assignment.
Approximately 23 miles from New York City, the site offers close proximity to Routes 202, 23, 46 and I-287. A New Jersey Transit bus stop is located at the building.
