Designing a significant and wide range of complicated retail developments in some of the nation's most demanding markets, GreenbergFarrow continues to ensure that each is designed to deliver not just financial success but also consumer-friendly environments. While each project brings a fresh array of challenges, utilizing a logical and collaborative approach at the outset can help ensure these challenges are transformed into beneficial solutions that serve the interests of the developer, the retailer and the consumer.
The result has been an impressive array of projects that range from shopping destinations on highly restrictive sites to adaptive reuse projects to complicated reconfigurations of existing urban malls. In 2009, however, three complex vertical retail projects are set to open New York City — East River Plaza, Rego Park and Gateway Center at Bronx Terminal Market. These three projects together deliver nearly 2.2 million square feet of retail and 4,938 parking spaces on approximately 29 acres.
East River Plaza delivers a staggering amount of retail on a restricted urban site. Nearing completion, this 650,000-square-foot center is comprises four stories and a basement with a seven-level parking garage for 1,248 cars on 6.3 acres. Separated by an open-air covered gallery space with pedestrian walkways and bridges, the first three retail levels include a cellar to house two big-box retailers while the upper two levels will be occupied by seven smaller users.
GreenbergFarrow is the design architect and architect of record. The project is being co-developed by Forest City Ratner and the Blumenfeld Development Group.
