A dwindling number of retail construction projects is forcing many contractors to rethink the way they do business. According to Marcus & Millichap, retail starts and completions are expected to drop 30 percent in 2003, as retailers scale back expansion and focus on existing stores. To keep business up, contractors are accepting smaller jobs and working harder to land deals. “What may not have been of interest two years ago is probably of interest today,” says Wally Clark, a regional vice president with R.A.S. Builders, which ranks No. 3 among interior space contractors for 2003.
Fisher Development Inc., the preferred builder of Gap Inc. stores, has been a fixture at the top of our rankings, placing first for interior space in 2002. But slow sales have forced Gap to rein in expansion, and Fisher ranks No. 22 on this year's interior space survey. Some contractors are still riding high on the big-box boom. EMJ Corp., for example, is relying on retailers such as Kohl's and Lowe's to sustain business. EMJ ranks No. 7 on our 2003 interior and shell space rankings.
For some builders, versatility seems to be the strategy for survival, Clark notes. Miscellaneous retail projects — those that include non-anchor, non-branded space ranging from car dealerships to convenience stores represent the largest chunk of activity during the first quarter 2003 with 25.7 million square feet or 31 percent of all construction starts, according to PPR and McGraw-Hill Construction-Dodge.
