Brea Marketplace was a tired shopping center adjacent to a regional mall and large office complex. With the design mission of creating an alluring experience for shoppers and complementing the existing neighborhood mix in order to attract shoppers and new tenants, the developer worked with the design team to offer an energized shopping destination with a new aesthetic.
The overall renovation added 60,350 square feet of new retail while the overall design scope brought new facades, landscaping, signage site work, lighting and resurfacing of the parking areas to the newly renovated 352,000-square-foot center. The construction budget was $15 million.
Spanish Colonial architecture communicates upscale permanency. Layered building facades offer the richness of a village tapestry and architectural details in a kaleidoscope of colors and textures bring large retailers to a pedestrian scale. Wide sidewalks offer airy colonnades of textured paving while pocket plazas provide places to enjoy a peaceful environment with trickling fountains.
The design team was challenged to find a solution to accommodate the parking needs associated with adding three new anchor tenants, including Target. Positioned at the center of the redevelopment, this 163,000-square-foot podium-style store is the first of its kind in North Orange County, with second-level retail and ground-level parking. A special electronic chute that runs alongside the elevator allows shoppers’ carts to return to the parking levels.
Target, along with Sprouts and Beverages and More, is a central component and one of three main Marketplace anchors. Newly constructed in-line buildings blend the scale of the two-story Target with the existing center while tall lampposts and main street-style signage welcome shoppers along with benches, planters, trellises and shaded dining patios.
