Major Tenant Openings Mobile, Ala. - Knoxville, Tenn.-based Goody's Family Clothing Inc. entered the Mobile market this month with the opening of two stores, one each at Springdale Mall and Schillinger Towne Centre. Both stores will feature a "metro look," described by Goody's as an urban, upscale specialty store design that emphasizes customer service.
The 32,956 sq. ft. Springdale Mall store will join Gayfer's, McRae's and Montgomery Ward at the 984,417 sq. ft. shopping center, which recently was purchased by Chattanooga, Tenn.-based CBL & Associates Properties Inc. The 24,940 sq. ft. Schillinger Towne Centre store will join Wal-Mart Supercenter at the 234,000 sq. ft. project, which is managed by Mobile-based Folmar & Associates.
Bangor, Maine - A 130,000 sq. ft. Home Depot recently opened in Bangor, Maine. The store is the first anchor to open at the as-yet-unnamed center, which is a development of Chestnut Hill, Mass.-based W/S Development Associates LLC. An additional 50,000 sq. ft. of retail space is being developed to house one or two more big boxes.
Nashville, Tenn. - Regal Hollywood 27 Cinema recently opened at 100 Oaks Mall in Nashville. The 107,000 sq. ft., 27-screen megaplex features stadium seating, high-back chairs and retractable armrests. It joins existing anchors JCPenney Catalog Outlet Store, Burlington Coat Factory, Off 5th-Saks Fifth Avenue Outlet and Reebok. The center is owned and managed by Memphis-based Belz Enterprises.
New Development Orion Township, Mich. - Construction recently began on Baldwin Commons in Orion Township. A project of Farmington Hills, Mich.-based Lormax Stern Development Co., the 400,000 sq. ft. center will feature such tenants as Cost Plus, Circuit City, Linens 'N Things, Kohl's, CompUSA, OfficeMax and PetsMart. It is expected to be completed in March 1999.
Sterling Heights, Mich. - Wal-Mart, Farmer Jack and a 30-screen AMC Theatre complex will anchor The Forum at Gateways when it opens this fall in Sterling Heights. Approximately 120,000 sq. ft. of retail space is available, along with seven outparcels and four restaurant pads. The 405,000 sq. ft. shopping center is a development of Birmingham, Ala.-based A.B. Shopping Center Properties Inc.
Primm, Nev. - Fashion Outlet of Las Vegas is beginning to take shape in Primm, Nev., with a scheduled opening set for July. The $75 million, 400,000 sq. ft. project will feature a number of high-end tenants including Williams-Sonoma, St. John's Knits, BCBG, Jhane Barnes, El Portal and Lacoste; restaurants such as Bertolini's Authentic Trattoria; and a food court featuring 12 eateries. The outlet center is a development of San Diego-based TrizecHahn Centers and Santa Monica, Calif.-based Gordon Group Holdings Ltd.
Manville, N.J. - Ground recently was broken for The Marketplace at Manville, a 268,314 sq. ft., Wal-Mart-anchored shopping center in Manville. Other major tenants will include A&P Supermarket and Reading 12-Plex Movie Theater. The center, which is scheduled to open in October, is a project of Purchase, N.Y.-based National Realty & Development Corp.
Queens (College Point), N.Y. - New York-based Related Retail Corp. has begun construction on College Point Plaza, a 330,000 sq. ft. shopping center in Queens. The city's first Target and first BJ's Wholesale Club will anchor the project along with TJMaxx and Circuit City. Tenants are expected to begin opening by the end of the year.
West Palm Beach, Fla. - Construction is scheduled to begin this month on the first phase of CityPlace, a 72-acre, mixed-use, town center development in West Palm Beach. More than half of the 600,000 sq. ft. retail component already is preleased, including such tenants as General Cinema and Sundance Theaters, Barnes & Noble, China Grill, FAO Schwarz, Restoration Hardware, Cafe Tu Tu Tango, Equinox Health Club, Pottery Barn, Williams-Sonoma, Urban Outfitters, J. Peterman, Oilily, Store of Knowledge, Lucky Brand Dungarees, Champs Sporting Goods, Damiano's GourmetMarket, Legal Sea Foods, Il Fornaio, Cafe des Artistes, Red Eye Grill, Brooklyn Diner, Max's Grill, Big City Tavern, Commonwealth Brewing Co. and Starbucks Coffee. The $425 million project is a development of The Palladium Co., New York.
The first phase, which includes the retail center as well as a residential component, is budgeted at $240 million. Included in that figure is $53 million in public infrastructure bonds issued by the community development district to be used for parking decks, landscaping, fountains, artwork, lighting and public space improvements. The remaining portion, $187 million, will be privately financed by Palladium, with approximately 77 percent as first-mortgage construction and mini-perm financing from Credit Lyonnais, who will serve as the lead lender. The remaining 23 percent of the privately funded development cost will be provided by an equity investment from Palladium and its equity partner, a Midwestern pension fund.
Boston-based Elkus/Manfredi Architects is designing the retail-residential town center streetscape, which will be modeled after a classic Mediterranean city. Most of the retailers and restaurants will occupy their own signature stores, allowing them to make their own one- and two-story presentations on the street.
Honolulu - Victoria Ward, Limited, a Honolulu-based real estate company, and Indianapolis-based Simon DeBartolo Group are moving forward with plans to develop an 800,000 sq. ft. retail and entertainment complex in Honolulu. The $200 million, as-yet-unnamed center will be anchored by a 150,000 sq. ft. Saks Fifth Avenue store, the retailer's first full-line store in Hawaii, and a 40,000 sq. ft., two-level signature FAO Schwarz store, also a first in the state.
The project includes the construction of a 4,500-car parking garage, the redevelopment of Ward Farmers Market and an expansion of Ward Village Shops, both retail centers owned by Victoria Ward.
Construction on the center is expected to begin in early 2000, upon completion of the new Ward Farmers Market and Ward Village Shops. The opening is slated for fall 2001. The project is being designed by New York-based Ehrenkrantz, Eckstut & Kuhn in collaboration with Honolulu-based Group 70 International.
Homestead, Fla. - The LEFMARK Group, Miami, recently broke ground on Homestead Corners, a 100,000 sq. ft. shopping center project in Homestead. The center will be located on a 10-acre parcel that has been vacant since Hurricane Andrew devastated the city and destroyed what was then Campbell Square Shopping Center.
Homestead Corners will be anchored by a 59,000 sq. ft. Albertson's grocery store, a 16,000 sq. ft. Walgreens superstore and a 7,500 sq. ft. Hollywood Video. The remaining 10,000 sq. ft. of retail space are being leased to local and regional merchants. Completion of the project is expected this fall.
Batavia, Ill. - Rosemont, Ill.-based Opus North Corp. recently purchased 31 acres in Batavia, Ill., to build WindPoint Center, a 260,000 sq. ft. power center. Tenants already announced for the project include Kohl's (86,000 sq. ft.), Linens 'N Things (34,300 sq. ft.) and OfficeMax (23,500 sq. ft.). The center is expected to be completed in late spring 1999.
Memphis, Tenn. - The Atlanta regional office of Charlotte, N.C.-based Faison is developing Winchester Commons, a 110,000 sq. ft. neighborhood center in Memphis. The $9 million project will feature a 60,000 sq. ft. Kroger as its anchor and 33,000 sq. ft. of small shops. It is expected to be completed this fall. The architect is Thorn, Howe, Stratton, Strong & Wong, and the general contractor is Linkous Construction, both based in Memphis.
Atlanta - North Amercian Properties-Atlanta, an affiliate of Cincinnati-based North American Properties Inc., has several new developments in the works. In Atlanta, the company plans to develop a 112-acre, mixed-use site opposite the Mall of Georgia, a recently announced development in Gwinnett County. North American's $63 million project will include a 500,000 sq. ft. power center named Marketplace at Mill Creek, which will feature 11 anchor tenants and three outparcels. The site also will include multi-family, office and hotel development. Construction is expected to begin this fall with opening planned for fall 1999.
North American will break ground this month on Lakeshore Marketplace, a 247,000 sq. ft. shopping center in Gainesville, Ga. The $25 million project will be anchored by the city's first Home Depot when it opens in spring 1999. Also, in Fort Walton Beach, Fla., construction has begun on Fort Walton Beach Marketplace. The 33,500 sq. ft. shopping center will be anchored by the city's first OfficeMax and Sport Shoe stores when it opens in July.
Las Vegas - The 31-year-old Aladdin Hotel and Casino in Las Vegas was imploded last month to clear the way for construction on a $1.3 billion hotel, casino, entertainment and retail complex. Included in the complex is a new, 2,600-room Aladdin Hotel and Casino; an adjoining, 1,000-room, music-themed hotel and casino created by Planet Hollywood International Inc.; and the first London Clubs International luxurious gaming salon in the city. A centerpiece of the project is Desert Passage, a 462,000 sq. ft. themed retail, dining and entertainment center being developed by San Diego-based TrizecHahn Development. The entire complex, which will feature a theme based on mystical fantasy and legend, is scheduled to open in the first quarter of 2000.
Columbus - Columbus-based Glimcher Realty Trust will begin construction this year on a 1.5 million sq. ft. superregional center in northern Columbus. The Mall at Polaris, scheduled to open in the year 2000, will feature six anchors, including Lord & Taylor, Kauffman's and Sony-Loews 22 theater; 150 specialty stores; and four restaurants. Entertainment executive Michael Ovitz, a partner in the project, has plans for a sports/entertainment complex located next to the theaters. Design work for the mall will be handled by David Rockwell of The Rockwell Group, New York; and K.A. Architecture, Cleveland, will serve as the architect.
Winter Park, Fla. - Construction will start this summer on Park Avenue Place, a $12 million, upscale, mixed-use project in Winter Park. It is being developed by Faison Orlando for Rollins College, a private college that owns the 2.5-acre parcel of land downtown. Baltimore-based RTKL Associates Inc. is providing urban and architectural design services for the center, which is slated for completion in the second quarter of 1999. Park Avenue Place will be a three-story structure with 30,000 sq. ft. of retail space on the first level and 58,000 sq. ft. of office space on the second and third levels. It also incorporates a four-level, 300,000 sq. ft. parking structure. No tenants have been announced. Faison Orlando is an office of Charlotte, N.C.-based Faison.
Bonita Springs, Fla. - Ground has been broken on The Promenade, a 115,000 sq. ft., mixed-use project in Bonita Springs. The specialty center will include 25 high-end shops and four themed restaurants as well as office space. It will be of Mediterranean design, incorporating extensive landscaping, waterfalls, open-air plazas and outdoor cafe seating. Completion of the $15 million first phase is planned for December. The Promenade is being developed by Naples, Fla.-based Lutgert Cos.
Goleta, Calif. - Ground recently was broken in Goleta on the 83-acre Camino Real project, which is divided into two portions: The Marketplace, a retail area with approximately 500,000 sq. ft. of total building space; and a recreational area that includes a park, outdoor roller hockey rink, ice rink, baseball and soccer fields, and basketball courts.
The Marketplace comprises an entertainment plaza and promenade with a mix of neighborhood-type retailers, restaurants and movie theaters; and a major retail area featuring Costco, Home Depot, Staples, CompUSA and Linens 'N Things. It will feature Mission-style architecture and will include wide public plazas with outdoor dining and abundant landscaping.
Camino Real is a development of Santa Barbara, Calif.-based Wynmark. Pasadena, Calif.-based MCG Architects and Santa Barbara-based B3 Architects also are play ers in the project. Stores are expected to begin opening this fall. Planned future phases include multi-family residential space as well as additional commercial uses.
Redlands, Calif. - Plans are in the works for Cities Pavillion, a 500,000 sq. ft. lifestyle center in Redlands. The first phase and hub of the $60 million center is expected to include a 20-screen theater multiplex, a large bookstore concept, record superstore, high-profile sports retailer, two upscale restaurants and 98,000 sq. ft. of specialty space. Tenant occupancy is expected by late 1998 or early 1999. Future phases will include more retail merchants and restaurants, a 160-room hotel, 40,000 sq. ft. of office and professional space, a health club and an indoor ice skating rink. It is a development of Timberlake Group International Inc., based in San Diego and Marina del Rey, Calif.
Designed by The Landau Partnership Inc., Santa Monica, Calif., the project will emphasize a pedestrian-friendly, maze-like, continuous circular loop with shifting forms, fragments and surprising shapes every time visitors turn a corner.
Arlington, Va. - The Mills Corp., Arlington, Va., along with its partners, have two new developments in the works. Construction recently began on Katy Mills, located 26 miles west of downtown Houston, with an opening planned for fall 1999. Recent tenant signings for the center, which will total 1.6 million sq. ft. in gross buildable area, include Bass Pro Shops Outdoor World, Off Rodeo Drive, Virgin Megastore, Books-A-Million, Boot Town Inc., Rainforest Cafe, GameWorks and a 30-screen AMC Theatre. Bed Bath & Beyond, Burlington Coat Factory and Marshalls previously made commitments to Katy Mills, which is a joint venture of The Mills Corp. and Kan Am, a Munich, Germany-based investment advisory company.
In addition, The Mills Corp., along with Toronto-based Cambridge Shopping Centres Ltd., have secured a site for a Mills-type megamall in the city of Vaughan, Canada, located approximately 20 miles north of downtown Toronto. The $175 million, 1.4 million sq. ft. development will be the first Mills project outside the United States. Target opening date, assuming all zoning and other approvals are obtained, is fall 2000.
San Diego - San Diego-based TrizecHahn Centers last month unveiled a $12 million remodeling effort at University Towne Centre in San Diego. The project included a major landscaping effort to enhance the open-air center's park-like setting, the addition of three interactive fountains, and reconfiguration of the Food Pavilion space into an open-air market square, now called The Marketplace. Designed to be a lively, interactive space, The Marketplace's exterior features trellised arcades to provide shady outdoor dining, lush landscaping, a new stucco facade, ornate light posts and decorative paving. A transitional space created with a series of French doors with exterior-type finishes draws customers inside to dine and to visit the arcade or ice skating rink. Other changes at the center include a complete remodel, remerchandising and redirecting of tenant space; additional decorative landscaping; and expanded customer amenities.
Danville, Calif. - Grand reopening festivities recently were held for The Shops at Blackhawk in Danville to mark the completion of a 12-month, $10 million renovation and remerchandising program. New tenants such as Saks Fifth Avenue, R.S. Basso, Circa and Fitigues also opened their doors as part of the festivities. Other merchants at the 205,000 sq. ft. center include Restoration Hardware, Eddie Bauer, Lawrence & Klein, Cinemark Movies 7, AnnTaylor, Patrick James, Jewels in Disguise, Blackhawk Grille, Blackhawk Fitness Club and The Cullinary Shoppe.
Renovation work included a new, domed center court with glass mosaic tiles and an expanded plaza with 18-foot palm trees next to the center's existing 2.5-acre waterscape. New pedestrian walkways and improved signage also were part of the project, which is designed to emulate a comfortable Mediterranean village. San Francisco-based Jarvis & Associates is the property manager, and Newport Beach, Calif.-based Koll-Bren Realty Advisors is the asset manager.
West Windsor, N.J. - The announcement of new tenants kicks off Phase II of a multimillion-dollar renewal project at MarketFair in West Windsor. Smith & Hawken and Restoration Hardware are scheduled to open at the 240,000 sq. ft. center this summer, and Pottery Barn will join in the fall. Three existing stores - Williams-Sonoma, Eastern Mountain Sports and Brookstone - are slated to expand their presence at the center. A $1.6 million food court will open in July. Another key aspect of the project is a major renovation of the United Artist Theater complex, also scheduled to be completed in July.
In addition to the new and expanded retailers, Phase II of the program will include a new north entrance to the center, an enclosed atrium entrance near TGI Friday's, installation of directories at each entrance, the addition of new interior and exterior signage, re-landscaping of the concourse, and the creation of a new center court. It is expected to be completed in September. Phase I of the renovation included a new roof, interior decorative enhancements and streamlined kiosks.
MarketFair, which is anchored by Barnes & Noble, United Artists Theaters and Restoration Hardware, is owned by Dallas-based Sarofim Real Estate Advisors Inc. Cambridge, Mass.-based Carpenter & Co. is the manager.
Tampa, Fla. - Expansion work is under way on West Shore Plaza in Tampa. The $170 million project, which will increase the size of the center from 869,000 sq. ft. to more than 1.2 million sq. ft., is being done in phases. Phase I, completed last November, included a new parking deck. Phase II, which is under way now with completion set for this November, includes the addition of a 100,000 sq. ft. Saks Fifth Avenue store (new to the market) and another parking deck. Phase III, which will begin later this year, features an expansion of an existing Dillard's department store; a new, 14-screen movie complex; additional shops; a new food court; and a third parking deck. Total completion is expected in spring 2000. Other anchors at the center include Burdines and JCPenney. West Shore Plaza is managed by The Wilder Co., Boston. It is owned by Washington, D.C.-based Grosvenor International.
Sunrise, Fla. - The Mills Corp., Arlington, Va., is adding another dimension to Sawgrass Mills in Sunrise with plans for a 300,000 sq. ft., $30 million-plus entertainment phase. Slated to open later this year, the expansion will consist of entertainment venues, themed restaurants and cafes, specialty stores, an expansion of Burlington Coat Factory, and a renovation and expansion of Regal Cinemas. Tenants planning to make their Florida debut at the center include GameWorks, American Wilderness Experience and Wolfgang Puck Cafe. Other tenants slated for this phase include Ron Jon Surf Shop, Cafe Tu Tu Tango, Ruby's Diner, Samsonite Travel Expo and Foot Locker Outlet. Designed as an open-air retail environment, the entertainment phase will stay true to the Florida lifestyle, featuring pastel colors and tropical foliage.
Paramus, N.J. - Work is under way on an expansion and renovation of Paramus Park Shopping Center in Paramus. The project, which is divided into two phases, will increase the size of the center from 755,000 sq. ft. to 830,000 sq. ft. Phase I, opening this summer, will include the addition of Old Navy Clothing Co. and Super Foot Locker. Phase II, which will open in summer 1999, involves the addition of 13,000 sq. ft. of specialty space; one larger, specialty retailer; two large restaurants; and a family restaurant. A complete renovation of the Macy's- and Sears-anchored shopping center also is planned with completion set for 1999. Paramas Park is owned and managed by The Rouse Co., Columbia, Md. Cambridge, Mass.-based Prellwitz/Chilinski Associates is the architect for the project.
Orlando, Fla. - Plans are in the works for a 600,000 sq. ft. expansion as well as a complete renovation of The Florida Mall in Orlando. The expansion, expected to be completed in fall 1999, includes a 200,000 sq. ft. Burdines department store and approximately 200,000 sq. ft. of additional space planned for specialty stores, restaurants and entertainment venues.
To accommodate the expansion, the current Dillard's men's location will be removed to create two new concourses that will connect to Burdines. Dillard's currently is expanding its women's location, adding a second story to increase its total space from 105,887 sq. ft. to 252,000 sq. ft. The store will house a full-line of merchandise, including men's apparel. Completion is scheduled for October. In addition, JCPenney is expanding and renovating its store with expected completion in August.
Other work scheduled for the center includes more parking spaces, new exterior lighting, updated landscaping both inside and outside, new entrance and directional signage, the addition of three domed entrances, new flooring, and new food court tables and seating. It is expected to be completed by November. The Florida Mall is managed by Indianapolis-based Simon DeBartolo Group. Atlanta-based Thompson, Ventulett, Steinback and Associates Inc. is the architect on the project.
Renovations Pompano Beach, Fla. - Miami-based Terranova Corp. is putting the finishing touches on a turnaround of the once nearly vacant Pompano Marketplace in Pompano Beach. With the signing of two leases, occupancy at the 220,000 sq. ft. center is at 82 percent. Stein Mart will join this month with a 36,000 sq. ft. store, and Winn-Dixie will expand its existing lease by 13,000 sq. ft. by year's end. Terranova is serving as the management and leasing agent for the private partnership that owns the shopping center and is overseeing the redevelopment project.
Redevelopment Cleveland Heights, Ohio - OfficeMax, Wal-Mart and Home Depot recently announced plans to join Severance Town Center in Cleveland Heights as part of the center's redevelopment efforts, which began in 1996. The approximately 900,000 sq. ft., previously enclosed center is being demalled to accommodate the new development. The 107,000 sq. ft. first phase, which is completed, includes a convenience wing adjacent to an existing Finast Superstore. All tenants will be opening by the end of this month.
OfficeMax, Wal-Mart and Home Depot will open later this year as part of the second phase of redevelopment, which also includes the relocation and expansion of Regal Theaters. Once the theater is completed in early 1999, more demolition will be done to make room for additional, as-yet-unnamed big-box users. Severance Town Center is owned and managed by Seattle-based Winmar Co. Inc., a subsidiary of Seattle-based SAFECO Properties Inc., whose parent company is SAFECO Corp.
Expansions Huntsville, Ala. - Demolition work began last month on The Mall in Huntsville to make way for a new retail center called The Fountain. Toys "R" Us and Books-A-Million will anchor the 292,000 sq. ft. new project, which is being designed by Birmingham, Ala.-based Crawford, McWilliams, Hatcher Architects Inc. It is expected to be completed in summer 1999. The center recently was purchased by Holrob Hunts-ville Mall Limited Partnership, which consists of principals from Huntsville-based McLain Commercial Real Estate, Birmingham-based Southeast Capital Investments Inc. and Knoxville, Tenn.-based Holrob Investments, LLC.
Aventura, Fla. - Ground recently was broken on a new hotel and retail complex in Aventura. Slated to open this summer is a 113,000 sq. ft. retail center named Champion Retail. Tenants will include Bed Bath & Beyond, Designer Shoe Warehouse, Just For Feet and Old Navy Clothing Co. along with other specialty stores and two outparcels. A 162-room Marriott Courtyard hotel, adjacent to the shopping center, is scheduled to open in November. Both are projects of Aventura-based Turnberry Associates.
Gaithersburg, Md. - Construction began in March on the expansion of Muddy Branch Square in Gaithersburg. Approximately 22,265 sq. ft. of space will be added to the 88,477 sq. ft. center, including a new Hollywood Video store, which is expected to open this fall. The center is anchored by Giant Food and is managed by Rappaport Management Co., Vienna, Va.
Auburn Hills, Mich. - Work continues on Great Lakes Crossing, a 1.4 million sq. ft. shopping/entertainment center in Auburn Hills. The complex, scheduled to open in November, will be anchored by tenants in four merchandise/format categories. In the department store clearance centers and outlets category, anchors include Off 5th-Saks Fifth Avenue Outlet, Neiman Marcus-Last Call Clearance Center and JCPenney Outlet Store. Category-dominant superstores include Bed Bath & Beyond, Oshman's SuperSports USA, Burlington Coat Factory, Group USA The Clothing Co., Marshalls, T.J. Maxx, FYE-For Your Entertainment and Finish Line. The other two categories, entertainment and food, will feature such stores as GameWorks, Jeepers!, Star Theatres, Rainforest Cafe and Wolfgang Puck Cafe. Several of the stores are new to Michigan. Great Lakes Crossing is a development of Bloomfield Hills, Mich.-based Taubman Centers Inc.
Center Openings Spring Hill, Fla. - Publix at Barclay, a 54,958 sq. ft. project of The Sembler Co., St. Petersburg, Fla., recently opened in Spring Hill. Joining Publix as tenants are Ram's Horn Restaurant, Fantastic Sam's, Consumer Car Care, Video for All, Padula's Pizza, Nail Polishers and Pristine Liquors.
North Olmstead, Ohio - Work is under way on a $10 million renovation and retenanting project of the Plazas at Great Northern in North Olmstead. Initial improvements began with the addition of HomePlace last fall and will continue with the conversion of a 16,500 sq. ft. Jo-Ann Fabrics into a 45,000 sq. ft. JoAnn Etc. Superstore, opening by late summer. Two additional large, national retailers will join the center in the second quarter of this year. Meanwhile, renovation of the Plazas, which began in March, will consist of a new facade, sidewalks and planter beds, and parking lot. Cleveland-based Developers Diversified Realty Corp. acquired the center in February 1997. The project is expected to be completed this fall.
San Diego - Work is under way on Mission Valley West, a 202,000 sq. ft. retail center in San Diego being redeveloped into a power center. Borders Books, Marshalls, Old Navy Clothing Co., Just For Feet, Koo Koo Roo and The Gordon Biersch Brewing Co. will be tenants in the center when it is completed in late summer. Los Angeles-based Westfield America Inc. owns Mission Valley West.
