It's coming close to the one year anniversary of when the credit crunch fully took hold and the problems gripping the finance sector remain in full swing. Overall, lending volumes are down from past years, especially for conduit lenders. The latest projections call for commercial mortgage-backed securities issuance to be as low as $30 billion this year, down from $230 billion in 2007. There's still deal-making occurring, but it's on a much more modest scale. Further, lenders have tightened standards. Banks are demanding higher pre-leasing levels when providing construction financing. And loan-to-value ratios are down. A year ago it was possible in some instances to procure 100 percent financing. But no longer.
As a result of the muddy credit picture, fewer companies participated in Retail Traffic's annual lenders survey this year. Of those that did, many declined to provide any information on volumes of direct lending or financial intermediary activity on retail real estate. Because of that, we're presenting the information gathered as an alphabetical list. Additionally, we have compiled two breakouts listing the top 20 firms ranked by direct lending and financial intermediary volumes on retail real estate properties.
Overall, the names gathered in this list represent a healthy sample of the financial institutions throughout the United States that are actively in the market and looking to arrange or provide financing to owners and developers of retail real estate properties.
Where available, we've provided figures on each firm's direct and intermediary lending volumes. Some firms provided that information directly to us. For others, it was based on figures the firms gave to the Mortgage Bankers Association.
Also, some firms chose to provide average loan sizes and loan lengths as well as a breakdown of their fixed and floating rate lending volumes. Not surprisingly, the percentages for fixed-rate loans are much higher than a year ago, when the breakdown for some firms was closer to 50/50.
