NEW YORK—Dallas, Texas-based SRS Real Estate Partners has recently closed several lease transactions in the New York City metro area totaling 25,772 sq. ft.
Transactions include:
• A 9,822-sq.-ft. lease for Party City at 301 West 125th Street where the store will lease a portion of the building’s ground floor. Other tenants at the property include DSW, Blink Fitness and Joe’s Crab Shack. Matt J. Ogle, first vice president and Patrick A. Smith, executive vice president/principal of SRS’ New York office, represented the tenant in the transaction, while Ralph Hanan of Metropolitan Skyline Realty LLC represented the landlord.
• A 9,600 sq. ft. lease for West Elm of space at 33 Main Street in Westport, Conn. Previously, West Elm held a store in the two-level space and converted its temporary store status to a long-term lease. Patrick A. Smith and Christa Minogue represented the landlord, WinWest 3351 Main LLC, and Mark Finklestein represented West Elm in the transaction.
• A 3,300-sq.-ft. lease for Liber-Tees at 114 Liberty Street, marking the store’s fifth location in New York. Mark Kapnick, senior vice president, represented the landlord, Epic LLC, as well as the tenant in the transaction.
• A 1,800-sq.-ft. lease for DryBar at 180 West Broadway. Kapnick represented the landlord, Queenwood34 LLC, and Richard Skulnik from Ripco Real Estate Corp. represented DryBar Holdings in the transaction.
• A 750-sq.-ft. lease for Vilebrequin at 200 Greenwich Ave. in Greenwich, Conn. Erin Grace and Patrick Smith of SRS’ New York office represented the landlord, Dean Metropoulos & Co., in the lease, while Fritz Kemerling of The Dartmouth Company represented the tenant.
• A 500-sq.-ft. lease for Pinkberry at 2508 Broadway, and a 1,000-sq.-ft. lease for the frozen yogurt eatery at 414 Amersterdam Ave., marking the restaurant’s 14th and 15th locations in New York City location. Kapnick, the exclusive agent for Pinkberry stores in Manhattan represented both the tenant and the landlord, Narragansett Housing Development Corporation, in the Broadway transaction, while Michelle Ball from Rudd Realty represented the landlord in the Amsterdam Avenue transaction.
