Brendan Aguayo Announces Development of Multifamily Passive Solar House

NEW YORK CITY—Brendan Aguayo, developer and exclusive sales agent for the property, has developed a multifamily passive house—the first in the U.S.

The building will be the first multifamily house to seek Passive House EnerPHit Certification per the requirements of the Passive House Institute. The EnerPHit criteria are specific to building renovation and retrofit projects. The building must meet three fundamental criteria that assist in ensuring efficient, healthy and comfortable functioning of the building: 1) Annual heat demand of 7.9k BTUs/sfyr; 2) Annual cooling demand of 7.9kBTUs/sfyr; and 3) Building enclosure airtightness measured by blowerdoor testing as 1.0 air change per hour at 50 pascals pressure.

The 80-year-old, four-story (plus basement) brownstone building, renovated and redeveloped by Brendan Aguayo and designed by architect Ken Levenson, is comprised of three 1000-sq.-ft. two-bedroom, 1.5-bath units and one 1700-sq.-ft. garden duplex apartment.

Building amenities include private storage for all and a common roof deck for units on floors two through four.

Apartment features include: 10-to-12 ft. ceilings, construction using reclaimed materials including FSC-certified flooring, original beam joist used in finishes, walls, ceilings and custom fireplace mantels as well as non-formaldehyde or VOC paints.
