New development Aventura, Fla. - Ground recently was broken on a new hotel and retail complex in Aventura. The 113,000 sq. ft. retail center, Champion Retail, is slated to open this summer. Tenants will include Bed Bath & Beyond, Designer Shoe Warehouse, Just For Feet and Old Navy Clothing Co. along with other specialty stores and two outparcels. A 162-room Marriott Courtyard hotel, adjacent to the shopping center, is scheduled to open in November. Both are projects of Aventura-based Turnberry Associates.

Honolulu - Consolidated Amusement Theatres is the first anchor to commit to Pacific Entertainment Plaza, a shopping/entertainment complex in Honolulu that features 515,000 sq. ft. of GLA. The 100,000 sq. ft., 20-screen cinema is a 5,000-seat megaplex with new digital sound; state-of-the-art projection; and high-back, stadium-style seats with retractable armrests and cupholders.

In addition to the movie theater, the approximately 30-store center will feature theme restaurants, a book and music store, home/lifestyle merchants, fashion stores, toy stores and other specialty shops. The developers of the project - Honolulu-based Keeaumoku Partners, a subsidiary of Haseko (Hawaii) Inc., and Forest City Development of California, a division of Cleveland-based Forest City Enterprises Inc. - emphasize that the tenants will be flagship stores of a major scale that exist only in urban centers nationwide. Construction is scheduled to begin in early 1999 with an opening planned for summer 2000.

Buffalo, N.Y. - Buffalo-based Benderson Development Co. Inc. has four new projects in the works in western New York. All are power center/strip center combinations in various stages of development and will be completed as tenants are signed. In Amherst, Boulevard Consumer Square will be a 650,000 sq. ft. shopping center featuring Target, Kmart and Barnes & Noble as well as three other anchors. Delaware Consumer Square, a 550,000 sq. ft. center in Buffalo, features Target, Tops International Supermarket, KB Toys, Party City, OfficeMax and Regal Cinemas. Niagara Consumer Square, a 350,000 sq. ft. center in Niagara Falls, features Target, Tops International Supermarket, Blockbuster Video, Factory Card Outlet, RadioShack and City Mattress. Walden Consumer Square, a 300,000 sq. ft. center in Cheektowaga, features Target and T.G.I. Friday's.

Auburn Hills, Mich. - Work continues on Great Lakes Crossing, a 1.4 million sq. ft. shopping/entertainment center in Auburn Hills. The complex, scheduled to open in November, will be anchored by tenants in four merchandise/format categories. In the department store clearance centers and outlets category, anchors include Off 5th-Saks Fifth Avenue Outlet, Neiman Marcus-Last Call Clearance Center and JCPenney Outlet Store. Category-dominant superstores include Bed Bath & Beyond, Oshman's SuperSports USA, Burlington Coat Factory, Group USA The Clothing Co., Marshalls, T.J. Maxx, FYE-For Your Entertainment and Finish Line. The other two categories, entertainment and food, will feature such stores as GameWorks, Jeepers!, Star Theatres, Rainforest Cafe and Wolfgang Puck Cafe. Several of the stores are new to Michigan. Great Lakes Crossing is a development of Bloomfield Hills, Mich.-based Taubman Centers Inc.

Redevelopments

Hollywood Beach, Fla. - Plans are in the works to transform Oceanwalk retail center in Hollywood Beach into a specialty entertainment complex. The project, being undertaken by owner New York-based Ocean Walk LLC and manager New York-based Coastal Network Realty Corp., is expected to begin in August with a grand reopening planned for the following summer. When completed, Oceanwalk will house more than 230,000 sq. ft. of space for restaurants and entertainment-oriented retailers geared toward a diverse audience, particularly the young professional market. Hollywood, Fla.-based Arc Avenue Inc. is the architect for the redevelopment plan; New York-based Garrick-Aug Associates Store Leasing Inc. is the exclusive consulting and marketing agent for the project.

Center openings Oviedo, Fla. - Grand opening ceremonies recently were held for Oviedo Marketplace in Oviedo. The 820,000 sq. ft. complex is a project of The Rouse Co., Columbia, Md. Included in the retail component of the center are two department stores - Dillard's (200,000 sq. ft.) and Gayfers (180,000 sq. ft.); four category-dominant superstores - Barnes & Noble Booksellers, Footlocker Superstore, F.Y.E. (For Your Entertainment), and Bed, Bath & Beyond; and 225,000 sq. ft. of specialty stores and boutiques. In addition, Oviedo Marketplace features two full-service restaurants - Cha Cha Coconuts and Chamberlin's Market and Cafe; a food court; and a 22-screen Regal Cinema.

Atlanta - Sugarloaf Kids Village, a 50,000 sq. ft. neighborhood specialty center in Gwinnett County, a northeastern suburb of Atlanta, opened in late March. The four-acre project features shops, entertainment and services designed to appeal to children 12 and under - and their parents. A major anchor is Scottish Rite Children's Medical Center. Other tenants include Putt-Putt Golf & Games, Wrinkles and Sprinkles Ice Cream, Master Portrait, Burger King, Kuts 4 Kids hair salon, U.S.A. Tae Kwon Do, Pickle Patch Books, Plaster Palace, The Toy Store and Childtime Childcare.

Some of the unique design elements of the center include frogs spouting water into the Round Pond; the Royal Stage, which invites kids' impromptu performances; tic-tac-toe and hopscotch on the sidewalks; birdhouses atop signposts pointing to nearby schools; light fixtures with cutout figures; and a clock tower with wonderland-type flowers and characters. Sugarloaf Kids Village is a development of Atlanta-based Watkins Associated Developers Inc.

Expansions Scottsdale, Ariz. - An expansion of 300,000 sq. ft. Sonora Village Shopping Center in Scottsdale recently was completed. Party City and Organized Living Store - its first in the area - join the anchor lineup, which also includes Fry's Food Store and a 10-screen United Artists Theater. Some of the other tenants are Rubio's Fish Tacos, Togo's Subs, Peter Piper Pizza, Rustico Italiano Cucina, Caffe Boa and Big City Bagels. The 35-acre project is a joint development of Phoenix-based Pederson Group Inc. and Hermisillo, Mexico-based Group Mazon.

Vineland, N.J. - Work is under way on the expansion of Cumberland Mall in Vineland. Ground was broken in March for a 45,000 sq. ft. Regal Cinema, which will feature 12 screens and a family fun center when it is completed this fall. Home Depot also is planning to open a 180,468 sq. ft. store later this year. Applebee's began construction on a 5,280 sq. ft. restaurant last month.

In addition to the new tenants, existing anchor JCPenney will add 20,000 sq. ft. of selling space and will undergo a full remodel this summer with completion set for this fall. Cumberland Mall also features Boscov's, Bradlees, Toys "R" Us, Value City, and more than 50 shops, restaurants and services. Concurrent with the expansion, the mall is undergoing a renovation. Some of the work includes new tile flooring, lighting, paint, ceiling tiles and an open-air center court. New seating and custom landscaping will be installed throughout the center, and another mall entrance will be added between Boscov's and Value City. The expansion and renovation are being handled by Philadelphia-based PREIT-Rubin Inc., which manages the center.
