BROOKLYN, NY – Kalmon Dolgin Affiliates, Inc. (KDA) has arranged a 7,500 square-foot, long-term lease for Beacon’s Closet, a popular clothing retailer offering vintage and modern items, at 74 Guernsey Street in the Greenpoint section of Brooklyn, NY. Kalmon Dolgin and Neil Dolgin, co-presidents of Kalmon Dolgin Affiliates, made the announcement.
Neil Dolgin and Grant Dolgin of Kalmon Dolgin Affiliates represented the owner, while Heather Rae Hatton, also of Kalmon Dolgin Affiliates, represented the tenant in the deal.
“The space at 74 Guernsey Street was ideal for the relocation of Beacon’s Closet as they begin a new chapter in their business. Nestled between Greenpoint and North Williamsburg, the location is fast becoming a popular area for retailers and restaurants, and Beacon’s Closet adds to the value and appeal of the neighborhood. The tenant will benefit from high pedestrian traffic and a strong customer base,” said Neil Dolgin, co-president of Kalmon Dolgin Affiliates.
Beacon’s Closet specializes in the buying, selling, and trading of vintage and modern clothing and accessories. It will occupy 7,500 square feet in the one-story building at 74 Guernsey Street, where the previous tenant was a woodworking shop for the past 20 years. Beacon’s Closet has been a part of Brooklyn’s Williamsburg neighborhood since 1997 and has occupied its flagship store at 88 North 11th Street since 2002. The store will relocate to 74 Guernsey Street from its 11th Street store later this year.
The tenant happened upon the listing at 74 Guernsey Street through Ms. Hatton’s online video tours, and immediately took to the space, which is located in a vibrant neighborhood near McCarren Park.
Located between Nassau and Norman avenues, 74 Guernsey Street offers quick access to Manhattan and Queens via the Williamsburg Bridge, and the Brooklyn Queens Expressway. The G subway line is two blocks away from the property, and the L subway line is a quick, five minute walk from 74 Guernsey Street.
