300 Kimball Readies for Makeover

NEW JERSEY—Plans to upgrade 300 Kimball Drive in Parsippany have been released by Transwestern. Earlier this year, Transwestern Investment Management (TIM), which serves as the project’s asset manager on behalf of ownership, selected Transwestern to handle the leasing and management for the building.

Transwestern has since retained leading project management firm, The Walsh Company, and architecture firm, Gensler, to execute the building’s capital reinvestment program.

Improvement plans for the property include increasing sustainable qualities to achieve Leadership in Energy and Environmental Design (LEED) certification through improved water efficiency, energy use and air quality. Additionally, the building’s main lobby will be remodeled to align with multi-tenant functionality. There will also be a renovation of the building’s cafeteria and a new fitness center for tenants. Additionally, external improvements are being planned.

Originally constructed in 2001, 300 Kimball Drive features several existing on-site amenities, including separate storage for tenants and parking, including covered parking. In 2011, 300 Kimball received an Energy Star rating of 93.

Situated near the intersection of I-80 and I-287 in Parsippany, the five-story, 400,000-sq.-ft. includes tenants such as Novartis, Deloitte and Day Pitney LLP. The site provides direct access to Interstates 80, 280 and 287; US Routes 46 and 202 and NJ Routes 10 and 53.
