NEW YORK—Splashlight Photographic and Digital Studios LLC is expanding its presence in Hudson Square with a five-year, 14,000-sq.-ft. lease to occupy space at 225 Varick Street. The company also occupies 63,000 sq. ft. of space at 1 Hudson Square where it has been a tenant since 2007. Its new space will house new studio facilities. ‘
Trinity Real Estate was represented in-house by Tom Lynch on both transactions while Michael Frantz of Newmark Grubb Knight Frank represented Splashlight Photographic and Digital Studios.

Pizer, president of Trinity Real Estate, which owns both 225 Varick Street and 1 Hudson Square. “We are delighted that Splashlight continues to grow and remains dedicated to the neighborhood.”
Other companies in the Hudson Square neighborhood include Tory Burch, Thakoon, Horizon Media, Omnicom, HAVAS and New York Magazine, among others.
Situated between West Houston and Clarkson streets, 225 Varick Street was originally completed in 1926. The property’s lobby was recently renovated. Totaling 377,000 sq. ft. of space spanning 12 stories, the building includes such tenants as New York Sports Club and HSBC.
