McFarlin Group and Stroud Development have unveiled plans to build two new assisted living and memory care communities in central Texas. The communities, Orchard Park of Kyle and Orchard Park of Georgetown, will serve seniors in the towns of Georgetown and Kyle. The developers are pursuing financing for both projects through the HUD LEAN 232 Program.
Orchard Park of Georgetown will be located adjacent to the southern entrance of Del Webb’s Sun City Texas, the largest active adult community in Texas. At 70,000 sq. ft., the single-story Orchard Park of Georgetown will be situated on six acres of land, allowing ample room for expansion as necessary to serve the Georgetown community.
The development also will offer golf cart parking to accommodate residents and visitors from Sun City Texas. The groundbreaking for Orchard Park of Georgetown is expected to take place either later this year or in 2012.
“Our site comes with a lot of history. It has been anticipated as senior assisted living in some form or fashion for nearly 15 years,” says Josh Rosen, vice president of the Dallas-based McFarlin Group. “We, as well as the residents of Sun City, are ecstatic that we can develop this for the Georgetown and Sun City communities.”
Orchard Park of Kyle will be situated on five acres within Plum Creek, a mixed-use, master-planned community encompassing 2,200 acres. “Kyle is one of the fastest growing cities in Texas, and this community will be the first of its kind within the area and the Plum Creek community,” says Rosen.
The Orchard Park communities, designed by award-winning architectural firm Galier, Tolson and French out of Bedford, Texas, will cater to seniors that require assistance performing their daily living activities.
Each community will serve 60 assisted living residents and include a separate secured wing that will serve 40 Alzheimer’s and/or dementia care residents. The Orchard Park communities also will feature landscaped courtyards, fitness and wellness areas and a therapy room.
Meridian Senior Living, one of the largest assisted living providers in the country, will perform the daily operations for the communities.
Along with these two new communities, McFarlin Group and Dallas-based Stroud Development recently announced plans for another project south of Houston, and anticipate the start of construction on Orchard Park of Odessa in the coming months.
Stroud Development, an affiliate of Stroud Properties Inc., has completed 23 senior communities totaling 3,586 units since 1990. The company also has acquired an additional 45 communities totaling 6,392 units.
Over the past 10 years, the McFarlin Group has been involved in the development of 4,900 senor living units, including the recently opened Orchard Park of McKinney in McKinney, Texas.
