Murphy Warehouse Company Purchases, Plans $3M of Improvements of Eagan Warehouse

MINNEAPOLIS—Murphy Warehouse Company purchased a 35,000-sq.-ft. warehouse facility in Eagan, which had been on the market since 2005. Terms of the deal were not disclosed.

Located at 905 Yankee Doodle Road, the property, under new ownership, will undergo $3 million in improvements, including opening a new access driveway off Michael Collins Drive to facilitate truck movement in and out of the campus, as well as re-establishing rail connections to bring rail cars indoors.

In addition, Murphy Warehouse will work to integrate green features into the facility. Upgrades have already begun to meet LEED and Energy Star certifications, including the installation of energy-efficient HVAC, sprinkler and lighting systems. tenKsolar will install solar panels on the roof to generate energy for the building and to feed excess energy back into the grid.

Native prairie grasses, trees and sensor-controlled irrigation will also be added.

Future improvements being explored include raising the roof of the warehouse building 10 to 12 ft. in the next 10 years, bringing total height to 32 ft.
