PRESS RELEASE: Cushman & Wakefield Announces New Headquarters Lease for Ellin & Tucker, Major Updates to 400 E. Pratt

BALTIMORE, MD – Cushman & Wakefield announced today that Ellin & Tucker, a leading CPA firm specializing in accounting, auditing and tax services, will relocate its Baltimore headquarters office from 25,418 square feet in 100 South Charles Street to 400 East Pratt Street, taking approximately 31,000 square feet total on two floors. 400 East Pratt, an eleven-story office tower owned and operated by PDL Pratt Associates LLC for over 30 years, is currently undergoing major renovations, including a two-story, 24,000-square-foot addition that will extend approximately 35-feet further from the building.

Ellin & Tucker will occupy the entire second floor totaling 24,000 square feet and 7,000 square feet on the third floor, including a balcony above the new addition. The lease includes identity signage in the building lobby and on the exterior southwest side of the second floor.

Improvements are underway at 400 East Pratt, with renovations to the multi-tenant common corridors, lobbies, elevators and restrooms in progress. In the attached parking garage, which features a tenant parking ratio of four spaces per 1,000 square feet leased, updates include a new elevator, new LED lighting and restriping of the parking spaces.

Construction has started on the building’s two-story expansion, part of a larger open-space plan developed by the Downtown Partnership of Baltimore and supported by Baltimore City and the Baltimore Development Corporation (BDC) to rejuvenate the downtown area and improve the north side of Pratt Street.

“Both Ellin & Tucker and PDL Pratt Associates have been pillars of the downtown community for a generation and it’s exciting to see them partnering on such a dynamic addition to the Pratt Street skyline,” said Downtown Partnership President Kirby Fowler. “Our hope is that this project will show other property owners the benefits of making a similar Pratt Street investment.”

Included in the expansion is 12,000 square feet of new retail space, which will bring 400 East Pratt’s retail total to 21,000 square feet.

 

“There has been extraordinary interest in the new retail space, and we are extremely pleased with the range of prospective tenants,” said Leibowits.

The expansion will also allow the owners to build a modern, high-quality lobby including an updated elevator and cabs, polished stone, a new security desk and commissioned artwork.

 

400 East Pratt currently stands at 143,750 square feet of office and ground floor retail space with just over 65 percent occupancy. After the expansion is completed, the building will total approximately 167,750 square feet and is expected to be 95 percent occupied.

Cushman & Wakefield leasing agent Courtenay Jenkins represented Ellin & Tucker in its new lease while Whitney Nye represented PDL Pratt Associates LLC. The retail portion of the building is represented by Cushman & Wakefield retail agents David Dochter, Matt Alexander and Hugo Gilbert on behalf of PDL Pratt Associates LLC. The building architect for the expansion is Peter Fillat Architectsand the construction manager for the project is Constantine Commercial Construction, Inc.
