New Urbanism, the design movement that spurred the recent influx of mixed-use developments, claims to dramatically improve people's quality of life by reining in suburban sprawl and creating sustainable, tightly-knit neighborhoods. Think that's an overblown, Utopian claim? One look at Atlanta's new Atlantic Station may just convince you otherwise.

The groundbreaking Atlantic Station mixed-use development translates New Urbanism's vision of a diverse, convenient and vibrant community into a striking reality. Situated on the brownfield site of the former Atlantic Steel mill, the 138-acre, $2 billion community was originally conceived as a Georgia Tech graduate student's environmentally friendly project. Today, after nearly eight years of planning, development and construction, Atlantic Station is the national model for smart growth and sustainable development. At completion, the mixed-use community will be home to nearly 12 million square feet of offices, residences, hotels, retail outlets, restaurants and entertainment venues, plus 11 acres of parks and green-space.

The bustling community boasts a 1.5-million-square-foot retail district anchored by such giants as Dillard's, Publix, Regal Cinemas and IKEA. The residential component features a high-quality, architecturally distinguished mix of affordable, middle-income and upscale housing that will eventually house as many as 15,000 residents when it is built. The development also boasts a new, environmentally friendly Class A office building that is already home to some of Atlanta's most prestigious businesses. All told, Atlantic Station will provide employment opportunities for nearly 40,000 people.

Jones Lang LaSalle

As the management firm overseeing the retail district and all common areas of Atlantic Station, Jones Lang LaSalle has been involved with this revolutionary project for nearly four years, helping to supply market research and capture the community's immense potential. Jones Lang LaSalle helped to turn designs into financial models, provided operating input into ownership documents and evaluated leasing and development strategies. Today, the company manages and leases the retail component and oversees the administration of Atlantic Station's five owner associations.

Although Atlantic Station is Jones Lang LaSalle's largest mixed-use project assignment, the company is involved in several, including Harbor Shores in Benton Harbor-St. Joseph, Mich. and Pleasant Crossing in Rogers, Ark. Jones Lang LaSalle Retail is the largest third-party shopping center manager with a 37 million-square-foot portfolio of more than 60 regional malls and transportation terminals across 25 states.
