In the past 16 years, one company (in various incarnations) has been a fixture at the top of SCW's annual top owners survey. Edward J. DeBartolo claimed the top spot in the inaugural ranking in January 1986 with 64 million sq. ft. of gross leasable area (GLA). Today, as Simon Property Group, the company remains No. 1 with a portfolio of 185 million sq. ft. — more than twice the GLA owned by the number two, General Growth Properties.
But after Simon, the list has been in constant flux, thanks in part to consolidation, particularly in the regional mall sector.
Chicago-based Urban Retail Properties Co. jumped 14 spots from No. 21 in 2001 to No. 7 this year, adding 19.9 million sq. ft. of GLA to its portfolio for a grand total of nearly 40 million sq. ft. Not bad for a company whose predecessor — Urban Investment and Development Co. — ranked No. 22 in 1986 with a portfolio of 12 million sq. ft. The key to Urban's growth was its acquisition last year by Dutch real estate company Rodamco North America. As part of Rodamco, Urban boasts a portfolio of 36 regional malls.
Chattanooga, Tenn.-based CBL & Associates is this year's other big climber, with 19 million sq. ft. added to its portfolio. The company, which debuted at No. 11 in 1985 with 17 million sq. ft., claims the No. 5 spot in 2001 with a portfolio of nearly 54 million sq. ft. Though CBL recently celebrated the opening of its 700,000-sq.-ft. regional center The Lakes in Muskegon, Mich., the real GLA infusion came from its $1.3 billion acquisition of 21 malls and two associated centers from No. 26-ranked The Richard E. Jacobs Group.
Shopping Center World's ranking of the industry's top owners is based on total retail GLA owned, as reported by companies in our “Annual Industry survey.” Respondents were asked to include GLA owned through Sept. 30, 2001, and were instructed to report only shopping center GLA and only its percentage of ownership in the case of joint ventures.
Additional survey results will be published in March 2002 with the ranking of the industry's top managers, and in April with a listing of companies' plans to develop, renovate, redevelop or expand individual properties.
